Regional Director of Real Estate – Dollar Tree Driving growth and performance across a defined region of Dollar Tree stores by overseeing both new store development and the management of the existing store portfolio. This includes site selection, lease negotiations, renewals, relocations, and portfolio optimization to meet company objectives for cost savings, expansion, and operational efficiency.

Principle Duties & Responsibilities

Lead and develop a team of Real Estate Managers responsible for new site selection, lease negotiations, and a team of Portfolio Managers across the region.

Manage the full real estate process for new stores, relocations, expansions, and lease renewals and closings to meet company growth and profitability goals.

Oversee evaluation of market opportunities, trade area analysis, and alignment with corporate site selection strategy.

Review and approve negotiated deals and ensure transactions meet financial and operational objectives.

Monitor and manage lease notification dates using the company’s real estate database, ensuring timely renewals or relocations.

Review rent reductions, lease modifications, and renewal terms to achieve cost savings and operational efficiency.

Collaborate with Operations, Construction, Legal, and Finance teams to ensure sites meet business requirements and project timelines.

Analyze portfolio performance and develop action plans for underperforming stores, including relocation or closure strategies.

Maintain and strengthen relationships with landlords, developers, and brokers to secure favorable lease terms and identify new opportunities.

Ensure all real estate data is accurately maintained and reported, including key date tracking and cost analysis.

Provide strategic input on market expansion, store optimization, and best practices to support long-term business planning.

Represent the company in landlord meetings, industry events, and local market development initiatives.

Support Facilities and Closed Stores teams pending resolution from landlords.

Minimum Requirements / Qualifications

BA or BS degree required

Extensive travel (1-2 times a month for 3-4 days at a time)

Must be able to immediately handle a significant workload and effectively prioritize projects

Proven communication skills both written and verbal

Good time management skills and excellent attention to detail

A proven track record of successfully managing multiple real estate projects in a fast paced work environment.

Ability to maintain confidential information

Minimum 10 years of experience in retail real estate, including both leasing and portfolio management.

Minimum of 8 years experience managing a team of people

Customer service oriented

Able to work independently and highly organized

Extensive computer experience to include MS Office Suite
