Oversee all aspects of interior tenant improvements within data center facilities, ensuring successful planning, design, construction, and turnover of tenant spaces. Liaise between internal stakeholders, design teams, contractors, and landlords to deliver projects safely, on time, on budget, and fully compliant with technical and operational requirements. Lead the full lifecycle of tenant fit-out projects from programming through design, permitting, construction, commissioning, and turnover. Develop project scopes, budgets, and schedules and manage execution against these plans. Oversee day-to-day construction coordination, ensuring adherence to drawings, specifications, change control, and quality standards. Facilitate contractor RFI, submittal, and change order processes; negotiate and recommend approvals. Maintain weekly progress reporting, risk tracking, and schedule updates. Manage the design team through planning, design development, and construction document phases. Ensure tenant fit-out design aligns with base building infrastructure, critical MEP systems, and operational requirements. Coordinate closely with internal Engineering, Operations, IT, and Security teams to incorporate functional needs and technical standards. Review drawings for quality, systems integration, and cross-discipline coordination. Serve as primary point of contact with landlords and their GC/CMs for all tenant construction activities. Ensure base building turnover dates, utility capacities, MEP tie-in points, and access requirements align with tenant fit-out sequencing. Navigate lease requirements, TI allowances, and landlord approval processes. Conduct routine site walks to monitor safety, quality, and installation progress. Review and validate contractor scheduling, manpower plans, and phasing. Manage punch lists, commissioning coordination, and readiness milestones leading to Ready for Service (RFS) turnover. Develop and manage TI budgets, contingency allocation, cash flow, and cost tracking. Review and approve contractor invoices, GMP amendments, change orders, and pay applications. Ensure work stays within budget and cost drivers are proactively identified and addressed. Oversee final inspections, commissioning documentation, O&M handover, and closeout packages. Ensure all deliverables meet internal standards and requirements for Operations acceptance. Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field. 7+ years of relevant experience in construction management, tenant improvements, commercial interiors, or data center/ mission-critical environments. Strong understanding of mechanical, electrical, plumbing, low-voltage, and security systems in technically complex facilities. Proven experience managing contractors, design teams, and fit-out scopes in occupied or high-constraint environments. Ability to read and interpret construction drawings, specifications, and technical documents. Demonstrated experience with budgeting, scheduling, cost control, and risk management. Exceptional communication and coordination skills across multi-disciplinary teams. Experience in data centers, mission-critical, or high-tech industrial environments. Professional certifications such as PMP, CCM, or LEED. Experience delivering tenant spaces within leased facilities or build-to-suit arrangements. Familiarity with commissioning, RFS readiness, and turnover processes. Knowledge of industry-standard safety practices and construction QA/QC methodologies.
