Healthcare Design/Construction Project Manager V – San Francisco In addition to the responsibilities listed below, this technical/functional leader is responsible for all phases of the design and/or construction process of complex construction and/or refurbishment projects, or series of projects, generally in the range of $100-150 million in cumulative budget responsibility; defining project parameters in terms of time, money, physical objectives, and outside constraints; overseeing the work of project team(s) comprised of facility personnel, project staff, general contractors, and internal/external consultants; leading team(s) in establishing scope, budget, and schedule, and maintaining such commitments through design, construction, and close‑out processes; and ensuring KP goals for client service are continuously met through the design and construction process.

Additional responsibilities include providing guidance during all design stages of medical and/or regional facilities, making economic comparisons of development schemes, negotiating fees, reviewing and approving consultant and contractor invoices and change orders, negotiating with local and state jurisdictions, managing the procurement of permits, supervising on‑site design and/or construction teams, and communicating goals and program status with KP leadership.

Essential Responsibilities

Listens, responds to, seeks, and addresses performance feedback; provides actionable feedback to others, including upward feedback to leadership and mentors junior team members. Practices self‑leadership; creates and executes plans to capitalize on strengths and improve opportunity areas; influences team members within assigned team or unit.

Conducts or oversees business‑specific projects by applying deep expertise in subject area; promotes adherence to all procedures and policies. Partners internally and externally to make effective business decisions; determines and carries out processes and methodologies; solves complex problems; escalates high‑priority issues or risks, as appropriate; monitors progress and results. Develops work plans to meet business priorities and deadlines; coordinates and delegates resources to accomplish organizational goals.

Manages multiple large‑scale projects with responsibility and accountability for project outcomes from initiation to close‑out. Develops, analyzes, and manages complex project plans which include scope identification and management, schedule, inter‑dependencies, and resource forecast. Manages and monitors the project financials of multiple large projects. Monitors overall project performance (e.g., on time, on budget, within scope, and with quality) against plan, ensuring measurement of business benefits and outcomes, and makes adjustments as needed.

Leads the work of large project teams by monitoring internal and external resources. Leads others in requesting and coordinating internal and/or external resources based on the alignment of team member skills and project demands. Communicates a clear vision of project goals and objectives to the team. Delivers performance feedback to team members and supervisors.

Proactively monitors, identifies, and mitigates project risks, issues, and trigger events by developing mitigation plans and strategies; resolves or escalates risks or issues as appropriate.

Monitors adherence of project activities to policies and procedures by ensuring project plans and team members follow KP, departmental, and/or business line policies and procedures.

Ensures the alignment, buy‑in, engagement and support of diverse project stakeholders by building and maintaining relationships as well as communicating appropriately with internal customers, third‑party vendors, senior management, and business leaders.

Reviews vendor performance levels and ensures service level agreements are met. Partners with Procurement and/or Legal to develop service level and/or scope of work agreements as appropriate. Participates in contract negotiations with vendors and reviews project invoices submitted by vendors for accuracy.

Minimum Qualifications

Minimum five (5) years experience in construction and/or design project management.

Minimum three (3) years experience in a leadership role with or without direct reports.

Minimum three (3) years experience implementing large, complex projects in a corporate, non‑profit, or government environment.

Bachelor’s degree from an accredited college or university and minimum eight (8) years experience in project management or a directly related field, OR minimum eleven (11) years experience in project management or a directly related field.

Preferred Qualifications

Project Management Professional (PMP) or equivalent project/program management certification.

Completion of a project management educational training or certification program.

Two (2) years healthcare experience.

Three (3) years experience delivering presentations to senior management.

Three (3) years experience working with project management software.

Six (6) years experience in design and construction activities for hospitals and/or medical office buildings.

Six (6) years experience negotiating contracts for design consultants and contractors.

Bachelor’s degree or certification in Architecture, Engineering, Construction, or a directly related field.

Three (3) years experience working with advanced Excel functions including formulas, pivot tables, VLOOKUP, etc.

Three (3) years experience working in a matrixed organization.
