Position Summary The Maintenance Director is responsible for overseeing all aspects of the facility’s physical plant operations, including maintenance, repairs, life safety systems, and equipment. This role ensures the building, grounds, and equipment are maintained in a safe, functional, and comfortable condition for residents, staff, and visitors—while meeting all applicable codes and regulatory requirements.

Key Responsibilities Facility Maintenance

Oversee the inspection, maintenance, and repair of plumbing, electrical, HVAC, mechanical, and structural systems.

Respond promptly to work orders and ensure timely resolution of maintenance issues.

Ensure facility grounds are clean, well‑maintained, and free of hazards.

Conduct routine rounds and inspections of the entire facility to identify issues.

Life Safety & Compliance

Maintain all life safety systems, including fire alarms, sprinkler systems, emergency lighting, and exit signs.

Ensure compliance with OSHA, CMS, state, and local regulations, including completing necessary logs and documentation.

Prepare for and participate in surveys and inspections, correcting any deficiencies related to environmental services.

Oversee emergency preparedness procedures and ensure staff are trained on safety protocols.

Team Leadership & Supervision

Supervise maintenance staff, assign tasks, and manage schedules.

Train team members on safety standards, equipment use, and facility procedures.

Collaborate with other departments to coordinate repair projects and minimize disruption to resident care.

Preventive Maintenance & Recordkeeping

Develop and follow a preventive maintenance schedule for all equipment and systems.

Maintain accurate records of maintenance activities, inspections, equipment warranties, and service contracts.

Monitor inventory of tools, parts, and supplies; reorder as needed.

Vendor Management

Coordinate with outside contractors and vendors for repairs, inspections, and services.

Ensure all contractors follow facility safety rules and are properly insured and licensed.

Review invoices and ensure work is completed to satisfaction.

Qualifications

High school diploma or GED required; technical or trade school certification preferred.

Minimum 3 years of maintenance experience in a healthcare, commercial, or institutional setting (required).

Previous supervisory or leadership experience strongly preferred.

Working knowledge of HVAC, plumbing, electrical, and mechanical systems.

Familiarity with life safety codes, building codes, and OSHA regulations.

Ability to read blueprints, schematics, and technical manuals.

Strong organizational, communication, and problem‑solving skills.

Basic computer skills for work order systems and documentation.

Must be able to respond to maintenance emergencies 24/7.
