Responsibilities A Day in the Life of a Preventative Maintenance Technician I:
As a Liberty Military Housing Preventative Maintenance Technician I, you will perform general and preventative maintenance repairs in a multi‑family residential community. You will operate building systems and related equipment to complete tasks to our quality standards. Your role requires effective communication, safe and quality work, and delivery of exemplary service in accordance with our customer satisfaction standards.
Replace A/C filter, replace screens, unclog drains, replace lamps; prepare and paint walls, ceilings and trim; test function of all appliances; install doors and hardware.
Perform preventative and routine maintenance repairs on a variety of building systems and appliances including electrical, plumbing, painting, appliance repair and HVAC.
Apply basic skills in two or more of the following trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, general appliance repair.
Perform routine service repairs and preventative maintenance of all aspects of homes, common areas, grounds and community.
Complete assigned maintenance work on vacant homes within LMH standards.
Participate in routine inspections (QC, move‑in, preventative maintenance, machinery, appliance).
Report maintenance concerns for repairs on homes, community and/or common areas to supervisor.
Maintain and update all assigned service requests using Yardi Mobile until assignment is completed and closed.
Demonstrate safe use of standard hand and power tools, equipment and machinery.
Comply with OSHA safety regulations, local health, safety and environmental laws, and LMH Standard Operating Procedures and Policies.
Follow safe work practices for all trades: lockout/tag‑out, confined space entry, hazardous chemicals, PPE, ladder safety, and working from elevated surfaces.
Qualifications
One or more years of related maintenance experience preferred.
Beginning level understanding or experience in two or more basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
Working knowledge of appliances.
Competent skills in operating small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
Effective communication with co‑workers, managers, vendors or residents.
Basic computer skills (mobile device, PC).
Valid driver’s license; ability to use a motor vehicle, personal or company vehicle, or electric cart.
Eligibility to travel to other regional locations for work, training, meetings and related activities.
Physical requirements: lift/carry up to 65 lbs; frequent reaching, stooping, bending, kneeling; extensive walking/staying; ability to climb stairs/ladders.
Exposure to extreme temperatures, dust, fumes, chemicals, smoke, odors, loud noise; ability to work indoors/outdoors in all weather and hazardous conditions.
Ability to perform essential functions consistent with ADA, FMLA and other federal, state and local standards, and meet productivity standards.
