Job Description Summary Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description
Assist and complete work orders generated from resident requests for service, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Oversee and complete the make‑ready process for vacant apartment homes, including pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks and inspecting completed work.
Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, and common areas to reflect Greystar’s high quality standards.
Periodically inspect work performed by service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials and services meet quality standards, scope and specifications.
Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools within budgetary guidelines.
Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, minimizing waste and practicing correct use of tools and equipment.
Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on OSHA and other safety related laws and requirements.
Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders with efficiency and urgency.
Pay The hourly range for this position is $36 – $38.
Additional Compensation
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
On‑site Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
