The company develops and builds both single‑family and large‑scale multifamily residential communities, overseeing the full lifecycle from land acquisition through design, construction, and final delivery. About the Role As a Construction Estimator, you will oversee all estimating and cost management functions for residential developments—ranging from detailed material take‑offs to subcontractor pricing and negotiations. You’ll work closely with senior leadership to ensure accurate budgets, strategic sourcing, and consistent cost savings. Success in this role requires deep construction knowledge, strong analytical and negotiation skills, and experience collaborating with subcontractors and suppliers.
Key Responsibilities
Perform comprehensive quantity take‑offs for all construction materials and labor components (e.g., roofing, tile, drywall, finishes).
Prepare and maintain project cost estimates, budgets, and purchase orders in collaboration with project managers and leadership.
Negotiate with subcontractors and suppliers to secure competitive rates and favorable commercial terms, maximizing economies of scale.
Build and maintain a cost and vendor performance database to enhance estimating accuracy for future projects.
Coordinate with design and construction teams to align material specifications and budgets with company standards.
Analyze bids, identify cost‑saving opportunities, and present recommendations to executive leadership.
Travel occasionally to project markets (e.g., Texas or Florida expansion locations) to meet vendors and gather pricing intelligence.
Requirements
5+ years of experience in construction estimating, cost analysis, or project management within residential or mixed‑use construction.
Hands‑on experience preparing detailed material take‑offs and cost estimates for single‑family and multifamily projects.
Strong negotiation skills with subcontractors and suppliers; proven track record of cost optimization.
Proficiency with construction management or estimating platforms (e.g., Procore, Sage).
Solid understanding of construction processes, materials, and sequencing.
Ability to work independently, manage multiple project pipelines, and communicate effectively with internal teams and external partners.
Bachelor’s degree in a related field preferred (not required with extensive practical experience).
