Job Description Summary
As a Sales Consultant you will execute the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. You will be the key point of contact for prospective residents, guiding them through the leasing process with professionalism and an in‑depth understanding of the community’s lifestyle offering. You will support resident satisfaction throughout the lease term and proactively manage lease renewals in alignment with Active Adult best practices.
Key Responsibilities
Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, background checks, preparing leases and move‑in packages, and ensuring a smooth move‑in and lease signing.
Collect all pertinent information from prospective residents at move‑in and record as appropriate.
Stay informed about market and competitor conditions that impact the community’s occupancy and market rent, develop and implement short‑ and long‑term marketing plans, and follow the property’s established policies related to concessions, specials, and other programs.
Design and execute marketing activities and events to create and drive traffic to the property, including resident referral and employer outreach programs, internet marketing tools, and other property‑specific marketing plans.
Use the on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic information, and analyze data.
Ensure that the property and show units meet company show‑quality standards by inspecting the tour path, communicating maintenance needs, and merchandising show units and amenities.
Follow up with prospects and new residents within 24 hours to ensure satisfaction with emails, thank‑you notes, calls, or other contact; document all follow‑ups and classify leads throughout the sales process.
Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely execution of renewal documents.
Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests to the appropriate individual.
Demonstrate customer‑service skills by treating residents, prospects, and guests with respect, answering questions, and responding sensitively to maintenance complaints; acknowledge residents by name.
Attend community and networking events, align with local associations, and participate in outreach marketing efforts to generate viable referral sources and new business leads.
Complete various financial, administrative, and other reports and analysis; perform other duties as assigned.
Assist the Lifestyle Coordinator by attending and assisting with event setup as required.
Basic Knowledge & Qualifications
High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
1–3 years of relevant experience in sales, marketing, internet, and customer service, with demonstrated ability to resolve customer complaints and complete financial records, documents, and reports.
Excellent written and verbal communication skills to read, write, and explain apartment features and answer questions.
Mathematical skills necessary to process sales conversions.
Proficiency in generating sales leads, conducting presentations, qualifying prospects, and closing deals.
Specialized Skills
All required licenses and/or certifications as required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Proficiency in word processing, spreadsheets, property management applications, and database programs for required reports and documents.
Proficient and fluent in using the internet for marketing, advertising, and sales activities.
Ability to adapt sales messaging to specific markets and professional audiences.
Travel / Physical Demands
Work primarily in an office environment but may experience exposure to outside elements such as temperature, weather, odors, or landscape hazards.
Must be able to physically access all exterior and interior parts of the property and amenities.
Must be able to push, pull, lift, carry, or maneuver weights of up to twenty‑five pounds independently and fifty pounds with assistance; stand for extended periods.
Routine, local travel may be required for business meetings, market research, or other necessary duties.
Must work a flexible schedule, including evenings, weekends, and/or holidays.

Additional Compensation
Corporate positions: may participate in a quarterly or annual bonus program based on individual and company performance.
On‑site property positions: may participate in weekly, monthly, and/or quarterly bonus programs.
