Responsibilities

Assist in supervising day‑to‑day activities of the Maintenance Department to maintain a safe and comfortable facility in accordance with federal, state, and local standards.

Maintain the facility (painting, carpet repairs, cleaning, general repairs, housekeeping) to provide residents with a quality experience.

Supervise assigned maintenance personnel and coordinate schedules.

Assist the Administrator in setting maintenance standards, developing procedures, and standardizing work methods.

Maintain material safety data sheets (MSDSs) for hazardous chemicals in the department.

Perform maintenance functions such as plumbing, HVAC, basic electrical, carpentry, painting, and sheetrock.

Understand state, local, and federal regulations related to nursing homes.

Complete maintenance tasks using the TELS maintenance program.

Test alarm and fire systems per state, local, and federal guidelines.

Schedule bids, submit reports, and document state‑mandated safety items.

Conduct regular rounds to identify repair needs.

Deliver in‑service training on company driver procedures, OSHA rules, and safety programs.

Participate in the Manager‑on‑Duty program.

Ensure personnel use necessary safety equipment (e.g., back brace, mechanical lifts) when moving heavy objects.

Label and store hazardous chemicals properly within the department.

Adhere to policies governing labels and MSDSs, reporting hazardous conditions to the Administrator.

Maintain infection control and universal precautions during maintenance procedures.

Recommend equipment and supply needs to the Administrator.

Ensure personal protective equipment is available and accessible when handling infectious materials.

Clean and properly store equipment at shift end.

Qualifications

High school or equivalent education.

Valid driver’s license.

Preferred but not required: Experience as Maintenance Director in a skilled nursing facility.

Physical Demands Frequent lifting (1–25 lb, 25–50 lb, 50+ lb), carrying, pushing/pulling, sliding/transfer as described. Standing, sitting, walking, speaking, driving, balancing, stooping, kneeling, crouching/crawling, reaching, hearing/listening, seeing, turning/twisting/leaning.
