Position The Vice President of Construction will oversee all construction operations for the company’s mixed‑use, residential, and commercial development projects. This leader will manage pre‑development planning, contractor selection, value engineering, construction execution, and project delivery. The role requires deep experience managing ground‑up and renovation projects, ensuring work is completed on schedule, within budget, and to the firm’s high quality standards. The VP of Construction will collaborate closely with development, design, finance, and asset management teams to ensure alignment throughout the project lifecycle. Responsibilities
Oversee all ground‑up, redevelopment, and renovation construction projects.
Lead predevelopment activities including budgeting, scheduling, bid processes, and value engineering.
Lead coordination with municipalities and regulatory agencies to secure permits, inspections, and approvals required throughout the construction lifecycle.
Select, manage, and evaluate general contractors, subcontractors, and consultants.
Monitor project progress including cost tracking, schedule adherence, and quality control.
Manage all change orders, contract negotiations, and payment processes.
Ensure compliance with building codes, safety standards, and regulatory requirements.
Collaborate with development and design teams to maintain pro forma and design alignment.
Drive continuous improvement by evaluating contractor performance, conducting post‑project reviews, and refining construction standards and methodologies.
Oversee procurement strategies, including material sourcing, contract negotiation, and long‑lead item management to avoid schedule delays.
Provide senior leadership with detailed project updates and risk assessments.
Implement construction best practices, standard operating procedures, and reporting structures.
Support turnover and handoff to property management and asset teams at project completion.
Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
12–15+ years of construction leadership experience in real estate development.
Proven ability to manage multiple large‑scale projects simultaneously.
Strong understanding of budgeting, scheduling, value engineering, and contractor oversight.
Experience with both ground‑up and renovation construction environments.
Excellent communication and team leadership skills.
Ability to thrive in an entrepreneurial, fast‑paced environment.
