The Director of Construction Services is responsible for providing strategic leadership, direction, and oversight to our construction operations, ensuring the successful execution of projects within scope, budget, and timeline. The Director will collaborate closely with cross‑functional teams, guiding the company through the entire construction process from inception, conceptual estimate and feasibility studies to completion and close‑out of the projects. This position also manages tenant improvements, shell projects, and capital expense and repair projects across commercial, residential, and lodging product types. The Director provides leadership in financial management, schedule adherence, quality standards, and cost accountability.
Essential Duties and Responsibilities Pre‑Construction Activity:
Coordinate with Architecture, Development, and Leasing on all preliminary design, budgeting, and approvals for prospective development projects, tenant improvement projects, and building acquisition projects. Develop preliminary bids and cost feasibility analysis. May be involved in due diligence on building acquisitions. Results are measured against pro‑forma requirements, development deadlines, and customer satisfaction.
Construction Project Management:
Oversee the planning, execution, and delivery of construction projects. Collaborate with project managers to ensure adherence to quality standards, budgets, and timelines. Mitigate risks and resolve issues to ensure successful project outcomes. Implement and maintain quality control processes to ensure construction excellence. Identify potential risks and develop proactive strategies for risk mitigation. Ensure compliance with safety regulations and industry best practices. Stay abreast of industry trends, codes, and regulations to drive continuous improvement. Manage all phases of approved construction projects including final construction document coordination, jurisdictional permitting, bidding, estimating, contract selection and awarding, contract preparation, pay application review and approval, jobsite activity coordination and monitoring, schedule monitoring, budget compliance, and closeout. The Director establishes the overall project schedule, manages communications to internal and external stakeholders, and serves as the key information source for all departments involved.
Capital Improvement and Repair Projects:
Oversight and coordination of commercial repair and capital improvement projects for retail, commercial, lodging, and residential properties. Assist property managers with construction‑related building issues. Assist or assume responsibility for vendor or contractor selection, construction coordination, and contract negotiation. Review contracts, in partnership with legal, for all construction-related work.
Tenant Improvement Projects:
Responsible for pricing, monitoring and reporting all tenant improvement projects. Keep up‑to‑date unit prices for estimating purposes as well as historical cost documentation. Assign and monitor progress on tenant improvements and drawing process. Maintain and update estimate spreadsheets and outline specification documents for leasing proposals.
Budgeting:
Develop and manage construction budgets, ensuring cost‑effectiveness and profitability. Collaborate with finance to provide accurate forecasting and reporting. Solicit bids from general contractors, lead value‑engineering, and monitor budget compliance throughout projects. Deliver projects within or under budget by identifying and analyzing savings opportunities. Responsible for overall department budget and all financial activities.
Leadership:
Develop and implement construction strategies aligned with company objectives. Provide direction to the construction team, fostering a culture of excellence, innovation, and collaboration. Interface with architects, engineers, contractors, and regulatory agencies. Cultivate and maintain relationships with key partners and vendors. Select candidates, provide job‑specific learning, manage performance through coaching, and make employment decisions.
Reporting:
Review contracts for all construction work, maintain database of current estimated insurance replacement values, track bonds and letters of credit, maintain departmental reporting worksheets, track certificates of insurance, and manage department inventory at Long Lake warehouse.
Required Skills and Experience Education:
Four‑year degree in construction management or related study, or equivalent experience.
Experience / Knowledge / Skills / Abilities
Similar experience of 10‑15 years required.
Must have previous supervisory/management experience.
Experience with industrial, office, multi‑family residential, retail, and lodging projects.
High detail orientation, strong organizational skills for multiple fast‑paced projects, negotiation and diplomacy.
Ability to communicate with all levels of workers, business professionals and governmental officials.
Willingness to travel up to 15% required.
Computer literate; fluent in Microsoft Project, Procore, Yardi, and Microsoft Excel.
Rate:
$150,000 USD – $175,000 USD per year
