Position Summary: We have an exciting opportunity to join our team as a Building Engineer (Cobble Hill). In this role, the successful candidate will manage the facility infrastructure and building systems in a safe, efficient, and cost-effective manner. This position is expected to supervise and direct others who perform engineering, electrical, HVAC, plumbing, repairs, and maintenance duties in support of the facility.
Job Responsibilities:
Assist Property or Facility Manager on all items listed below: Prepare and present feasibility studies; prepare budget estimates; prepare schedule and manage its progress; prepare contract documents reflecting scope of work; manage the bidding process; monitor construction process to assure compliance with contract documents; coordinate all work with user and Internal Support Groups; maintain complete project files recording progress, approvals, financial data and contracts; perform final inspections, punch list exceptions, and expedite corrective action; manage compliance with Department of Buildings regulations and permits; correct violations requiring plumbing repairs; file with appropriate agencies; develop and maintain the building operation manual and train building personnel; perform other related duties as assigned by management.
Complete planned and ad‑hoc preventive maintenance work assignments requiring the skill and direction of several engineering, mechanical, and maintenance trades.
Perform preventive maintenance inspections/repairs as mandated by local municipalities and per building/client requirements on systems such as fire suppression/sprinkler systems, fire extinguishers, backflow prevention device testing, and, if qualified, HVAC systems.
Conduct monthly or periodic inspections of building systems (HVAC, electrical distribution, structural, vertical transportation, roofs, parapets, gutters and leaders, parking area, drainage, ramps and approaches, irrigation and Fire/Life Safety, water treatment, UPS and PDU systems, EPG operation, BMS, HVAC controls, and plumbing systems). Make detailed report of exceptions and recommend corrective action.
Maintain mechanical equipment rooms to ensure clean and safe conditions. Duties include removal of debris, painting of rooms, repair of boiler‑related components (valves, pumps, piping, etc.), inspection of above‑ground oil storage tanks, inspection/repair of sewage ejection systems.
Rapid response, investigation, and management of indoor emergency situations and air quality complaints. Secure/contain area, assess cause and extent of damage, take appropriate action, and develop action plan/next steps for remediation. Evaluate, report, and follow up with business unit and district offices, property management, and facilities management.
Assist Property or Facilities Manager in handling requests for service calls, evaluate requests and dispatch appropriate contractors. Use appropriate call center, have complete working knowledge on creating, closing and tracking work orders.
Initiate or respond to work orders, assign to staff as applicable, follow‑up and verify completion of work, and expedite and approve payment (in conjunction with Property Manager) for completed work.
Monitor performance/ note deficiencies of service contractors and recommend changes as necessary.
Consult with Property or Facility Manager on requirements for HVAC equipment and systems, building transportation, roofs, Fire/Life safety, and other building systems. Review contract design and contract documents for major projects. Inspect and approve installations in progress. Recommend acceptance of completed work.
Report on opportunities for Energy, Preventive Maintenance, and/or other cost‑saving measures.
Prepare specifications and bidding documents for scheduled Service Contracts such as HVAC maintenance, elevator/escalators and Fire/Life Safety Systems. Participate in bidding and negotiating process.
Manage rehabilitation projects such as replacement of HVAC systems, installation of new roofs, plumbing repairs and alterations to other Building Systems.
Minimum Qualifications:
High School Diploma Required.
Possess an FDNY unlimited refrigeration certificate of fitness upon hire (Q01).
Five to ten years in operation and maintenance.
General building maintenance and operation experience.
Familiarity with centrifugal refrigeration equipment, pumps, cooling towers, HVAC systems, chiller plant control systems, standpipe and sprinkler systems, and fire alarm systems in a similar size facility.
Trade or vocational school graduation shall reduce the minimum experience requirement to four years.
Demonstrates leadership and interpersonal skills.
In-depth working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety.
Required Licenses:
NYC Refrigeration Engineering License.
Preferred Qualifications:
Four‑year degree in Mechanical Engineering preferred.
Qualified candidates must be able to effectively communicate with all levels of the organization.

Salary range for this role is $110,479.40 – $110,479.40 annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range does not include bonuses or other forms of compensation.
