Compensation Base salary aligns with market data and is estimated between $90,000 and $115,000. Additional compensation can be earned through performance bonuses.
Responsibilities
Perform property inspections on a semi-annual basis and make recommendations to maintain and enhance the asset.
Supervise scheduling and maintenance with vendors and tenants, monitoring compliance with service contract requirements and applicable codes.
Oversee vendor selection, performance, and contract compliance, including preparing requests for proposals and service agreements.
Maintain tenant services, preventative maintenance, inventory control, contracted maintenance, general maintenance and technical proficiency.
Formulate and implement the preventative maintenance program for the building.
Monitor the quality and pricing of maintenance work performed by outside contractors and review bids for projected jobs.
Interface with ownership, client, and asset manager to ensure objectives are being met.
Plan, budget and control operating and capital expenditures; manage preparation of annual budgets, forecasts, monthly reports and variance reports.
Supervise accounts receivable and accounts payable processes, including rent collection, accruals, expense payment, CAMA estimates, true‑ups, reconciliations, lease compliance and documentation.
Ensure compliance of tenant lease agreements and resolve tenant requests, coordinating with building staff to solve issues.
Enforce property safety standards, conduct or oversee Fire and Life Safety training, and maintain emergency response plans and related documentation.
Manage and develop team members, setting performance goals and coaching staff to achieve exceptional performance.
Qualifications
Bachelor’s Degree, preferably in business, real estate or finance.
Minimum of five years related experience.
Strong understanding of financial terms and principles; ability to analyze and conduct complex financial and business decisions.
Preferable Yardi and Kardin accounting software experience.
Effective resolution of tenant, employee or management complaints.
Proficiency in Microsoft Word and Excel.
Strong communication skills, ability to express ideas clearly in written and verbal form, and create complex financial documents.
Strong organizational skills and attention to detail.
Proven record of providing excellent internal and external customer service.
