Overview VP of Property Acquisition – PureGym US, New York, NY

Join the PureGym Group, a leading fitness operator with 700+ locations worldwide, as we expand into the United States. This role drives the commercial heart of PureGym’s U.S. growth plan, owning the full new‑site growth strategy and delivery from pipeline to opening.

Role Permanent, Full‑Time, Salary $200‑240k + Bonus.

Location: New York, NY.

Responsibilities

Define and continuously refine the U.S. real estate strategy, targeting clusters, white‑space, and strategic adjacencies.

Build, manage, and prioritise a high‑quality acquisition pipeline, driving daily broker engagement and scalable decision‑making.

Lead landlord negotiations directly, securing terms aligned to PureGym’s financial model.

Lead feasibility assessments and ROI modelling for each opportunity, partnering with Finance.

Oversee development of all Capex Committee papers and investment decks.

Partner with Property Delivery, Legal, Finance, and Operations to take each site from signed lease to opening, managing pre‑opening workstreams (permits, landlord works, utilities, zoning, architecture, capex schedules).

Build and lead an in‑market acquisition team, setting standards around pace, commercial judgement, reporting, and decision quality.

Coach, challenge, and elevate the performance of the acquisition function.

Qualifications – The Person

Proven multi‑site real estate acquisition experience in fitness, grocery, pharmacy, discount retail, or similar categories.

Demonstrated experience opening 50+ small‑box sites, ideally across multiple U.S. states.

Deep familiarity with New York City and New Jersey retail real estate and East Coast leasing norms.

Proven track record negotiating leases, concessions, TI packages, rent‑free periods, and break options.

Strong financial literacy: able to interpret feasibility models, challenge assumptions, and optimise for IRR/ROCE.

Existing relationships with major U.S. institutional landlords (REITs) or ability to build them quickly.

Comfortable leveraging data tools to drive market selection.

Strong operator: able to run high‑throughput pipelines, manage multiple deals simultaneously, and keep momentum high.

Confident communicator with senior landlords, partners, and internal executives.

Pragmatic, commercial, low‑ego, and relentlessly focused on outcomes.
