Iron Mountain is seeking a highly strategic Director of the Real Estate Category to join our Global Procurement team. In this highly visible role, you will define and execute a global real‑estate procurement category strategy to drive significant cost optimization, operational efficiency, and enhanced supplier performance for our real‑estate footprint.
What You’ll Do
Lead global Real Estate & Facilities procurement strategy, owning end‑to‑end category development for leases, facilities services, construction, and infrastructure across a global portfolio.
Drive measurable cost optimization and value creation across OPEX and CAPEX, including lease negotiations, site rationalization, portfolio strategy, construction sourcing, and facilities services while balancing service quality and risk.
Serve as the primary procurement interface to a highly mature managed service provider, establishing governance, RACI models, SLAs, KPIs, and performance management frameworks.
Partner closely with Real Estate, Facilities, Legal, Finance, and executive leadership to align sourcing strategies with business, operational, and location strategies, influencing decisions on acquisitions, exits, and long‑term capital commitments.
Lead complex sourcing initiatives including RFPs, competitive bidding, benchmarking, market analysis, and supplier risk management for leases, construction projects, and facilities services.
Build and lead a high‑performing global team while fostering a data‑driven, performance‑oriented procurement culture and contributing to broader Procurement transformation initiatives.
What You’ll Bring
Deep expertise in Real Estate and Facilities procurement within large, multinational or Fortune 500 environments, with hands‑on experience across leases, portfolio transactions, facilities services, and construction/infrastructure sourcing.
Strong commercial and financial acumen, including lease structures (gross/net), long‑term financial modeling, CAPEX/OPEX controls, tax implications, early exit strategies, and construction change‑order management.
Proven experience working with managed service providers (e.g., CBRE, JLL or similar), including negotiating contracts, managing SLAs/KPIs, auditing invoices, and driving supplier accountability.
Demonstrated success leading global category strategies that materially impact the total cost envelope of a corporate real‑estate footprint, including site rationalization and portfolio optimization.
Executive presence with strong influencing and negotiation skills, comfortable operating in opaque environments, managing critical conversations, and presenting complex, data‑backed recommendations to senior leadership.
Bachelor’s degree required; MBA or postgraduate degree preferred. Professional certification in procurement or supply chain (e.g., CPSM, CIPS) is beneficial. English fluency required.
