Commercial Property Manager (Delray Beach, Florida)

Supervise the operations of commercial properties under contract by Drucker + Falk, seeking to meet the goals of the property's owners and maximize profit to the company. The position is responsible for the financial success of assigned commercial properties (office, industrial and retail) by controlling costs and budgets, maintaining excellent tenant relations, and maximizing the potential of each property through quality control and operations management. Essential Duties and Responsibilities

Charged with the supervision of all maintenance programs relating to the interior and exterior conditions and appearance of the properties. Must maintain a positive and prompt response to requests from building tenants and for the implementation of ongoing contract programs to constantly assess tenant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant and the properties. Responsible for selecting contract services, vendor negotiation of service agreements and day‑to‑day monitoring of vendor performance to assure full compliance with standards established within the service agreement. Responsible for the collection, analysis and reporting of such statistical data as may be required to provide accurate and current assessment of property management objectives. Maintain fiscal and operation of income property in several locations. Review of periodic reports. Communication with owners, vendors, and main office staff. Handle routine office paperwork. Bidding out and contracting for projects. Participation in company planning and goal setting. Conduct inspections of potential new properties. Monthly complete interior and exterior inspections of properties. Attendance at various professional and trade association meetings and seminars. Handling emergencies. Review and maintain contract for goods and services. Must keep owners, tenants and contractors properly informed for optimum management of multimillion‑dollar investments. Work to provide owners a maximum return on their real estate investments. Develop and maintain detailed project budgets, projections and analysis for each upcoming fiscal period for each commercial building under Property Manager's responsibility. On occasion, review and consult with Director on potential lease transactions as compared to budget for each building as space becomes available for rent or renewal. Manage and control all operating contracts for each building ensuring that the operating expenses are within budget. Direct maintenance contractors, to maintain the properties' long‑term value. Manage space renovations as specifically assigned. Develop and maintain strategies for existing tenant PR to assure the continued success of each building through the renewal of existing leases at market rents. Coordinate and manage timely professional responses to each tenant issue that arises during the entire term of the lease and maintain records of each issue and response. Maintain each project in first‑class condition, including grounds and common area maintenance, according to the standards which will distinguish Drucker + Falk, projects from the competition. Maintain current records on outside contracts and assist in obtaining periodic competitive bids. Other duties may be assigned. Qualifications

State Real Estate Salesperson's License and State Driver's License are required. CPM® designation preferred. Computer experience using Microsoft Office Suite and property management software. Ability to use a calculator Education and/or Experience

Bachelor's degree (B. A.) from four‑year college or university; or at least three years related experience and/or training; or equivalent combination of education and experience. Benefits
