Senior Vice President, Asset Management The Senior Vice President of Asset Management provides strategic leadership and oversight across the RED portfolio, ensuring strong performance, compliance, and long‑term value creation. This role leads the development and execution of annual business plans and budgets, directs long‑term capital planning and financial analysis, and manages asset valuations, partner and lender reporting, and loan agreement compliance. Additional responsibilities include oversight of financial controls, fee collections, risk management, and coordination of financing and asset acquisition and disposition. The SVP partners closely with Property Operations, Leasing, Accounting, Legal, and Executive Leadership to drive asset performance and support organizational goals.

Responsibilities

Directly manage CityScape (Phoenix), The Grove (Phoenix), The Union (Dallas), and the to‑be developed mixed‑use tower at Biltmore Fashion Park; provide leadership support to Directors of Asset Management for remaining assets.

Lead the development, review, and approval of annual business plans and operating budgets; partner with the VP of Property Operations, General Managers, Property Accounting, and Leasing to ensure timely delivery and effective execution.

Maintain ongoing visibility into asset performance through monthly and quarterly reviews; lead quarterly performance meetings to evaluate results and refine financial projections.

Provide executive direction for long‑term capital planning; oversee the preparation of 10‑year capital replacement plans in collaboration with Property Operations leadership.

Lead and mentor financial analysts and Asset Managers; ensure sophisticated financial modeling, valuation work, and underwriting that meet executive standards; maintain advanced proficiency in Argus and Excel to evaluate and validate complex financial analyses [AF1].

Oversee quarterly asset valuations using internal financial performance data and third‑party appraisals; ensure accuracy, consistency, and alignment with market realities.

Direct all reporting and communication with financial partners and lenders; ensure full compliance with loan covenants and partnership agreements while maintaining strong institutional credibility.

Provide executive oversight of insurance compliance; ensure properties maintain appropriate and comprehensive coverage in partnership with the organization’s insurance representative.

Oversee property tax strategy, including annual projections and appeal processes, in collaboration with RED’s tax consultant.

Oversee tenant‑related litigation for collections and legal matters at the property level; ensure they align with broader financial and operational strategies [AF2].

Review all project‑related documentation to ensure adherence to loan documents, CC&Rs, and other governing agreements; provide oversight of the lease abstracting process to ensure accuracy and completeness.

Lead Asset Management’s support for financings, dispositions, and acquisitions by delivering timely, accurate, and well‑organized materials essential to underwriting, due diligence, and closing [AF3].

Contribute to and help drive the achievement of annual Asset Management departmental goals; work collaboratively across the executive team to advance RED’s strategic priorities.

Supervisory Responsibilities The SVP may supervise non‑exempt, exempt or professional employees. Responsibilities include recruiting, interviewing, hiring, training, planning, assigning and directing work, appraising performance, rewarding, counseling, disciplining, addressing complaints, and resolving problems in accordance with applicable laws.

Requirements

Education: Bachelor’s degree from a four‑year college or university.

Experience: Minimum 8 years of experience with office and/or mixed‑use commercial real estate.

Knowledge, skill, and ability: Strategic leadership, financial analysis, asset valuation, capital planning, risk management, insurance compliance, property tax strategy, and legal affairs relevant to real‑estate portfolio management.
