About the Role The Commercial Asset Management Associate will work with the South Regional Asset Manager and Analyst across various asset classes (office, life science, retail, and self‑storage) and across risk profiles (Core, Core‑Plus, Value‑Add, and Development). The Associate will be integral to the continued operations of CBRE IM’s South region by maximizing asset value through optimizing occupancy, maximizing revenue, reducing expenses, managing capital and other value‑add initiatives.
What You’ll Do
Financial Modeling – build, audit, maintain, and own financial models (in ARGUS and Excel) for valuations, hold‑sell analyses, reforecasts, and lease analyses across all assigned assets.
Valuations – collaborate with Portfolio Management and external appraisers to review quarterly appraisals and/or internal valuations.
Dispositions – lead hold‑sell analyses, analyze BOVs, gather due diligence materials, and prepare investment committee memorandums.
Acquisitions – collaborate with the acquisitions team on new deals and developments to ensure underwriting is consistent with market conditions.
Financings – work with capital markets team and lenders on financings, refinancings, and restructurings.
Assist Asset Manager and Property Management teams in the creation and execution of annual budgets and business plans for the properties in accordance with portfolio strategies.
Partner with accounting, portfolio management and/or joint‑venture partners to prepare quarterly property reports for separate accounts.
Review property performance relative to business plan, quarterly lender reporting and annual expense reconciliations.
Work with third‑party brokerage partners to develop leasing strategies and marketing collateral for your assets, analyze lease economics, respond to LOIs and negotiate leases.
Partner with Asset Manager and acquisitions team members to become market experts, tracking sales and lease comps along with local market trends.
Provide direction and oversight to tax & insurance consultants and construction managers to complete capital improvements projects.
What You Need
Undergraduate degree in real estate, accounting, finance, economics or related field preferred.
Minimum of 6 years of related experience in financial analysis/real estate asset management.
High level of proficiency with ARGUS Enterprise and MS Office Suite (Excel, PowerPoint, and Word).
Experience with financial modeling, including cash flow models, IRR calculations, discounted cash flow valuations and sensitivity tables.
Excellent verbal and written communication skills to effectively present information to colleagues, senior management and clients/investors.
Collaborative mindset to work effectively with cross‑functional teams, combined with ability to work independently.
Strong attention to detail and organization skills with the ability to manage and prioritize multiple responsibilities.
Experience reading and interpreting joint‑venture documents and loan agreements.
Ability to mentor and develop analysts and senior analysts.
Desire to interact with the real estate community to develop relationships with partners and brokers (leasing, investment sales and capital markets).
Ability to travel up to 35% of the time.
