Position Overview Oversee all aspects of Sales and Marketing. Manage Sales and Marketing strategies to achieve Division profit and sales goals. Create strategic marketing plans for all active and future communities. Provide product recommendations and establish competitive pricing for each community. Other duties as assigned by Division President.
Responsibilities
Oversee the management of Sales, Marketing and Closing activities
Recruit, hire, train, and manage Sales and Marketing Team
Ensure all Sales Docs are accurate and uploaded into company’s proprietary software
Ensure all closing documents are accurate and realtor commissions are reported correctly
Select all options for any speculative inventory
Hold regular Sales Team rallies to lead, inspire, and train
Work in tandem with Sales, Construction, Land, and Division President
Monitor and enhance Sales and Marketing team performance
Maintain MLS and all active listings
Assign Sales and Marketing Team quotas and goals
Ensure all communities are properly represented on websites (Smith Douglas, Zillow, Realtor.com, etc) and social media
Lead, motivate, encourage, and maintain Team morale
Collect market comps and assist in analyzing the data
Provide input for on-site and off-site marketing
Act as liaison between Sales Team, Homeowners, Construction Managers, Office Staff and other team members to resolve issues, concerns, and questions
100% customer satisfaction is the standard
Work with Construction and Land Team to manage all lot releases and lot takedowns.
Take lead on community reviews by setting meetings, agendas, and other items directed by the Division President
Monitor the communities, sales offices, model homes and spec homes for assurance in meeting the Company standards
Work with Land Team to position Communities with correct product, options, and pricing
Create efficient and repeatable processes and procedures for Sales and Marketing Team
Education
Bachelor’s degree preferred
Licenses
South Carolina Real Estate Broker’s License or ability to obtain within 90 days of employment required
Experience/Skills
Minimum 3 - 5 years new home sales management experience
5+ years sales experience in the homebuilding industry
Proven experience coaching and training sales agents in a production homebuilding environment
Strong understanding of the sales process and selling cycle as it relates to the new home sales environment
Strong coaching and mentoring skills
Effective at providing detailed and specific feedback to direct reports and driving for results
Specific training in sales and marketing techniques or job-related experience
Thorough knowledge of the home building industry relative to sales and marketing strategies
Computer Skills
Microsoft Office
Ability to learn SMART (proprietary software)
CRM experience
