Strategic Marketing Manager – Washington, DC As the local marketing lead, you will drive market strategy, execute property, pursuit, and brand marketing initiatives, and mentor a growing team, positioning yourself for future advancement as Strategic Marketing Director. Primary Responsibilities
Leadership & Strategy
Serve as the local marketing lead responsible for aligning strategy with business development goals and market opportunities. Build, manage, and mentor a high‑performing team of marketing specialists and coordinators. Act as the primary liaison between marketing, brokers, and market leadership to prioritize needs and deliver solutions. Own the market‑level marketing calendar, resource planning, and team performance reviews. Pursuit & Business Development Support
Lead the execution of pursuit marketing, including proposals, presentations, and RFP responses. Guide messaging, positioning, and visual storytelling to ensure client‑centric, compelling content. Partner with brokers to shape pursuit strategies and bring winning ideas to life. Property Marketing & Brand Execution
Direct campaign strategy and creative production for listings, developments, and repositioned assets. Oversee the development of flyers, brochures, offering memorandums, tour books, signage, and digital assets. Ensure all deliverables reflect Stream’s brand voice, visual identity, and quality standards. Digital & Social Media Strategy
Create and manage a local social media calendar, leveraging brand‑aligned content to support property and platform awareness. Collaborate with national and regional teams to amplify messaging through digital channels. Monitor trends and proactively bring new digital tactics into local market execution. Project Management & Cross‑functional Collaboration
Coordinate with research, GIS, design, and national marketing teams to integrate data and visual strategy. Leverage internal tools including CRM, template libraries, and marketing platforms to streamline execution. Monitor performance metrics, gather feedback, and continuously improve processes. Qualifications
Bachelor’s degree in Marketing, Communications, Business, or a related field. 5–7 years of progressive marketing experience, including team oversight or project leadership. Portfolio of past work, including examples of campaign execution, pitch collateral, and team leadership impact. Growth‑oriented mindset with a desire to advance into director‑level leadership. Demonstrated leadership experience, with the ability to motivate and grow team members. Strong project management skills with a keen ability to balance competing priorities. Excellent verbal and written communication skills, with attention to detail and visual quality. High proficiency in Adobe Creative Suite (InDesign, Illustrator, Photoshop) and Microsoft Office. Familiarity with CRM tools, CMS platforms, social scheduling platforms, and project tracking tools. Confidence working directly with senior leaders and client‑facing professionals. Experience in commercial real estate, agency, or professional services preferred. Additional Information
