Job Description Job Description Position Summary The Building Maintenance Technician is responsible for performing skilled maintenance, repair, and troubleshooting of building systems with a strong focus on heating, ventilation, and air conditioning (HVAC). This role ensures the facility remains safe, functional, efficient, and compliant with all applicable standards. The ideal candidate has at least 5 years of hands-on HVAC experience and a broad understanding of general building maintenance. Key Responsibilities HVAC Maintenance & Repair Install, maintain, and troubleshoot HVAC systems including rooftop units, split systems, heat pumps, boilers, chillers, and ventilation equipment. Diagnose system malfunctions and perform repairs or coordinate with external contractors if needed. Conduct preventative maintenance, including filter changes, coil cleaning, belt replacement, and system performance checks. Monitor and optimize energy efficiency of HVAC equipment. General Building Maintenance Inspect, maintain, and repair electrical systems, lighting, plumbing, mechanical systems, and building fixtures. Perform routine building inspections to identify issues and ensure facility compliance. Repair or replace doors, locks, flooring, ceiling tiles, drywall, and other interior facility components. Address maintenance service requests in a timely and professional manner. Safety & Compliance Follow all OSHA, local, and company safety guidelines. Maintain accurate records of work performed, materials used, and preventative maintenance schedules. Ensure all equipment is operating safely and efficiently, report hazards immediately. Assist with compliance inspections, building permits, and environmental requirements when necessary. Operational Support Respond to emergency maintenance calls during and after business hours as needed. Collaborate with property management, contractors, and other team members to support building operations. Recommend improvements, upgrades, and cost-effective solutions for building systems. Qualifications Minimum 5 years of hands-on HVAC maintenance and repair experience (commercial environment preferred). Strong working knowledge of building mechanical, electrical, and plumbing (MEP) systems. Ability to read and interpret blueprints, wiring diagrams, and technical manuals. Proficiency with tools, meters, and equipment used in building maintenance. Strong problem-solving and troubleshooting skills. Excellent communication and customer service abilities. Ability to lift 50 lbs. and work in various environments (heights, confined spaces, outdoors). Preferred Certifications (Not Required) EPA 608 Certification (Type I, II, or Universal) HVAC Technician Certification or Trade School Completion OSHA 10 or 30 Boiler Operator License Electrical or Plumbing Journeyman License Work Schedule Full-time; may include on-call rotations, weekends, or evenings depending on facility needs.
