Join to apply for the Sr. Project Manager - Building Automation Systems role at Baltimore City Public Schools 2 weeks ago Be among the first 25 applicants Join to apply for the Sr. Project Manager - Building Automation Systems role at Baltimore City Public Schools The Senior Project Manager BAS will be responsible for overseeing daily and long-term operations of the Mechanical Services BAS staff, contractors, architects, engineers, construction managers, and project supervisors through construction, maintenance work, and project planning in school facilities as it relates to building control systems. Responsible for providing direction and leadership in the management and supervision of all related services as it directly impacts facility operations. Essential Functions Leadership and Oversight: Provide technical leadership, oversight, and mentoring Lead Technicians, Junior Technicians (I and II), and other team members, ensuring adherence to best practices, operational goals, and safety standards. Advanced System Maintenance and Optimization: Oversee advanced troubleshooting, diagnostics, and optimization of BAS, HVAC, and mechanical systems across all City School facilities. Take the lead in resolving high-priority and complex system malfunctions, providing strategic and quick solutions. Project Leadership: Coordinate and execute larger-scale BAS projects, including system integrations, upgrades, or installations. Work closely with vendors, contractors, and internal teams to ensure timely completion of projects. System Integrity and Security: Oversee system updates, patches, and backups for BAS. Proactively assess system vulnerabilities and develop long-term strategies to maintain system security and ensure operational efficiency. Collaboration and Strategic Planning: Work with BAS leadership to plan and implement system strategies that align with operational goals. Make recommendations for improvements, upgrades, and new technologies to increase system reliability and reduce energy consumption. Training and Development: Provide ongoing training, coaching, and development opportunities for Lead and Junior Technicians to enhance their technical skills and understanding of complex system configurations. Compliance and Reporting: Ensure that all work complies with local, state, and federal regulations, as well as school district policies. Regularly generate performance reports and provide detailed analysis of system performance, energy usage, and operational efficiencies. Customer and Stakeholder Relations: Serve as a point of contact for technical building automation-related issues. Provide excellent customer service and communicate effectively with operational managers, vendors, and other stakeholders. Advanced Diagnostics and Repair: Lead diagnostics and repairs of complex systems, networking needs, integration solutions, point-to-point checks, and evaluation of sequence programing or ongoing commissioning. Work Order and Documentation Management: Oversee the tracking and completion of work orders in CMMS software, ensuring that all tasks are documented, completed, and closed out with proper follow-through. Emergency Response and Troubleshooting: Provide after-hours emergency support when necessary for troubleshooting critical system failures and ensuring that all issues are addressed and resolved promptly. Reviews plans, drawings, specifications, cost estimates and inspections for the renovation, maintenance and repair of facilities and ensures compliance with BOCA. Fire safety codes, and technical sufficiency. Reviews requests for proposed maintenance construction projects and advises superiors on the feasibility of the proposed projects; directs and oversees the scheduling, coordinating and expediting of controls projects. Monitors and maintains project budgets. Manages project plans, work breakdown, structures, and schedules established to successfully complete projects on time and within budget constraints. Develops and recommends operating procedures to eliminate cost overruns and delays. Reviews maintenance construction bids by prospective contractors and recommends acceptance or rejection of the bids. Provides technical reports, site analyses, and space analyses and makes recommendations for course of corrective action. Reviews requisitions and work payment invoices before recommending payments to contractors to ensure work follows plans and specifications; reviews and approves delay claims for liquidated damages to construction project. Performs and promotes all activities in compliance with equal employment and nondiscrimination policies; follows federal laws, state laws, school board's policies and the professional standards. Maximum Salary 158364.00 Minimum Salary 89069.00 Desired Qualifications Bachelor's degree from an accredited college or university. Five years' experience in building construction and maintenance, including experience in the preparation of plans, specifications and cost estimates. Other equivalent combinations of education and professional construction project management experience may be considered. Extensive experience in HVAC operating systems, comprehensive knowledge of the building and maintenance trades. Ability to plan and coordinate a comprehensive maintenance program utilizing materials and labor resources for the mechanical services equipment, including experience in supervision and life safety. Ability to establish and maintain effective working relationships with employees and other officials; Ability to initiate correspondence as well as to prepare reports. Ability to evaluate the urgency of building construction and renovation needs and to establish priorities. Ability to evaluate construction and renovation cost estimates and bids. Ability to establish and maintain effective working relationships with agency officials, contractors, architects, engineers and others. Interpersonal skills that ensure effective team building. Good verbal and written communication skills. Proficient in the knowledge and use of technical computer applications. Must possess and maintain a valid Class C driver's license, provide own transportation, and pass City of Baltimore Safe Driving to obtain a city yellow card.
