Assistant Chief Building Engineer – CBRE

Responsibilities
Performs complex preventive and corrective maintenance, repairs, and installations of electrical, mechanical, plumbing, and/or HVAC equipment, machinery, and controls located in the interior and exterior of buildings.
Monitors building system operations and performance under general direction.
Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, including mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.
Maintains professional appearances of the property, equipment, engineering spaces, and common areas.
Maintains the building lighting system, including element and ballast repairs or replacements.
Prepares estimates detailing the amount of time and materials needed for completing tasks; maintains supplies and tools; orders necessary materials.
Maintains an energy management program to ensure efficient operation of all systems and keep operating costs minimal.
Oversees and inspects work performed by outside contractors (landscaping, snow removal, remodeling, HVAC, plumbing, cleaning).
Performs work in compliance with standard operating procedures and/or critical work packages, maintenance work instructions.
Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly/relocation, and locksmith tasks.
Inspects building systems including fire alarms, HVAC, plumbing, and electrical.
Uses PC and/or PDA for work order system, email, ESS, and training; responds to emergency situations and customer concerns.
Performs other duties as assigned.
Supervisory Responsibilities
No formal supervisory responsibilities in this position.
Provides informal assistance such as technical guidance and/or training to coworkers; coordinates and assigns tasks to co-workers within a work unit and/or project.
Qualifications and Certifications
Knowledge and understanding of all applicable practices and techniques, laws, project controls, and environmental regulations, including safety laws.
Universal CFC/EPA certification required; additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
Certifications/licenses as may be required by local or state jurisdictions.
Requires reasonable knowledge of financial terms and principles; ability to calculate intermediate figures such as percentages, discounts, and commissions; conducts detailed financial analysis.
