Overview:
A leading real estate owner-operator is seeking a Senior Vice President of Residential Operations to provide strategic leadership across a large, institutional-quality multifamily portfolio of 6,000+ units. This executive will be responsible for driving operational excellence, financial performance, resident experience, and team development across all communities. Reporting directly to the Executive Vice President, this role is highly visible and instrumental in shaping culture, operational standards, and long-term growth initiatives.
Key Responsibilities:
Strategic Leadership Develop and execute portfolio-wide operational strategies to maximize NOI, occupancy, and resident retention Partner with executive leadership on long-term growth initiatives, including new development, acquisitions, and asset repositioning
Operational Oversight Lead day-to-day operations across all multifamily communities, ensuring consistent standards, service quality, and regulatory compliance Establish KPIs, reporting frameworks, and accountability measures to drive performance and continuous improvement Oversee budgeting, forecasting, and financial reporting for the residential portfolio Optimize pricing, marketing, expense control, and capital planning strategies to meet financial objectives Monitor asset performance and implement corrective action plans as needed
Resident Experience Champion a resident-first culture focused on service excellence, responsiveness, and community engagement Oversee resident satisfaction metrics, reviews, and improvement initiatives Lead, mentor, and develop regional and on-site leadership teams Promote a culture of accountability, innovation, and professional growth Implement training and development programs to support retention and advancement
Cross-Functional Collaboration Partner closely with development, construction, marketing, and asset management teams to ensure alignment and execution Support a proactive, performance-driven culture focused on stabilization, leasing velocity, and pricing optimization Serve as a key liaison with internal and external stakeholders
Key Performance Indicators NOI growth, revenue performance, rent collections, and occupancy (targeting 95%+) Expense control, capital expenditure ROI, and operational efficiency Maintenance response times, unit turnover, and compliance standards Resident satisfaction, renewal rates, and engagement Employee retention, leadership performance, and culture metrics Successful onboarding and integration of new developments or acquisitions
Qualifications
10+ years of progressive leadership experience in multifamily operations, ideally overseeing portfolios of 5,000+ units Strong financial acumen with a proven ability to drive NOI and operational results Exceptional leadership, communication, and relationship-building skills Expertise in property management systems, marketing platforms, and operational best practices Ability to thrive in a fast-paced, entrepreneurial environment while maintaining long-term strategic focus Headquarters-based with regular on-site engagement across a New Jersey portfolio (with limited out-of-state exposure) Availability to respond to operational needs outside standard business hours as required
