JOB DESCRIPTION SUMMARY

Manages the day‑to‑day operations of two or more assigned properties and ensures all operations comply with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws.

Provides input into the development of budget(s) for assigned properties by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.

Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.

Approves invoices from vendors, contractors, and service providers, reconciling work performed or products purchased, validating certificates of insurance, coding charges to appropriate Chart of Accounts, and managing communication with vendors and clients/owners.

Controls expenditures by staying within the approved budget and managing the petty cash fund.

Oversees lease enforcement, authorizing resident applications, discounts, renewals, conducting periodic apartment inspections and proper notice requirements, evicting residents, and collecting late fees and other allowed charges.

Gathers, analyzes, and interprets current market and economic trends that may impact the properties, and implements short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and ensuring the maintenance team addresses service requests promptly.

Conducts regular property inspections and takes appropriate actions to maintain safety, cleanliness, and appearance standards.

Supervises property staff by interviewing, hiring, orienting, training, and managing performance in accordance with company policies and values.

Assists in managing the client/owner relationship by meeting owners, conducting property tours, providing performance updates, and responding to owner requests.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

May travel regularly to other properties, attend training, business meetings, and other required situations.

Work a flexible schedule, including evening, weekend, and holiday call.

Salary range:

$90,000 to $105,000

Additional Compensation:

Corporate Positions: Eligible to participate in quarterly or annual bonus programs based on individual and company performance.

Onsite Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
