High Country: Private Equity Search has been retained to find an investment associate for a real estate private equity firm. The company is a vertically integrated private fund manager. They have USD ~$5B of AuM but are experiencing strategic growth through a series of successful institutional capital raises over the last few years and into 2026. The ideal candidate will have exposure to a broad range of asset classes with at least some exposure up and down the capital stack. This
is a newly created role within the firm playing an important role in supporting the sourcing, underwriting and execution of investment opportunities.
Deal Screening:
Support the sourcing effort by reviewing Offering Memorandums (OMs) and preliminary deal data to evaluate alignment with firm investment criteria across major product types. Core Underwriting:
Execute sophisticated financial modeling (Excel and Argus Enterprise) for prospective acquisitions, including the development of detailed cash flow projections, waterfall distributions, and sensitivity analyses. Deliverable Production:
Draft comprehensive Investment Committee (IC) memorandums, investor decks, and detailed due diligence summaries, ensuring 100% data integrity and professional formatting. Due Diligence Coordination:
Manage the day-to-day acquisition process, including organizing virtual data rooms, performing granular site visits/market comps tours, and reviewing third-party reports (e.g., PCA, Phase I, Appraisals) to identify potential deal risks. Legal & Closing Support:
Assist in the closing process by reviewing schedules within Purchase and Sale Agreements (PSAs) and partnership documents, and ensuring all closing statements and prorations are accurate. Capital Markets Support:
Prepare financing packages for prospective lenders and assist in the evaluation of loan term sheets to optimize the capital stack for new acquisitions. Investor Relations:
Support senior leadership in responding to specific investor inquiries by aggregating property-level data and market research for performance updates. Disposition Execution:
Facilitate the disposition process by preparing marketing materials, coordinating with brokers, and managing the buyer's due diligence requests during the exit phase. Market Networking:
Actively track market transactions and maintain a database of industry contacts (brokers, appraisers, and peers) to enhance the firms local market intelligence.
