Job Description:

Make Ready Technician – Location: TX.

Reports To:

Property Manager & Maintenance Supervisor.

Position Summary The Make Ready Technician is responsible for preparing vacant apartment units for new residents by ensuring they are clean, functional, and in market‑ready condition. This position plays a key role in resident satisfaction and occupancy goals by delivering quality, timely apartment turns. The Make Ready Technician also assists with community upkeep, routine maintenance tasks, and special projects assigned by the Property Manager.

Key Responsibilities

Apartment Turn & Make Ready Preparation – complete all tasks necessary to prepare vacant apartments for move‑in, including:

Painting walls, trim, and doors as needed.

Performing drywall repair, patching, and texturing.

Replacing or repairing flooring, tile, and baseboards.

Repairing or replacing fixtures such as lighting, ceiling fans, blinds, and hardware.

Ensuring all appliances are clean, functional, and in working order.

Performing minor plumbing repairs (toilets, faucets, garbage disposals).

Performing minor electrical tasks (switches, outlets, light fixtures).

Ensuring unit is thoroughly cleaned, sanitized, and move‑in ready.

General Maintenance Support – assist the maintenance team with daily work orders as directed, perform basic carpentry, plumbing, and electrical repairs, change HVAC filters, smoke detector batteries, and light bulbs, maintain a clean, organized maintenance shop and storage areas.

Community Upkeep – assist in maintaining common areas, grounds, and amenities, participate in seasonal projects such as pressure washing, touchup painting, and exterior repairs, ensure proper disposal of trash and debris from makeready units.

Collaboration & Reporting – work closely with Maintenance Supervisor to prioritize and complete makeready units on schedule, report progress daily to Property Manager and Maintenance Supervisor, communicate supply and material needs promptly.

Customer Service – greet residents and guests courteously, represent the community positively, flexibility to work weekends if needed, ability to follow safety guidelines and property policies, professional demeanor and customer service orientation when interacting with residents and guests.

Safety & Compliance – ensure compliance with property safety standards and OSHA guidelines, keep walkways clear of hazards, report any safety hazards, major repairs, or unit damage to Maintenance Supervisor immediately.

Special Projects – perform additional duties or special assignments as requested by Property Manager (e.g., event setup, preventative maintenance projects, emergency repairs), perform occasional painting, pressure washing, and touchup work on community buildings and amenities, assist with property inspections and capital improvement projects as assigned.

Qualifications

Valid driver’s license.

High school diploma or equivalent required.

1+ year experience in apartment maintenance, make ready, or related field preferred.

Basic knowledge of plumbing, electrical, carpentry, and painting.

Ability to use hand tools, power tools, and cleaning equipment safely.

Physical ability to lift up to 50 lbs., climb ladders, and work on feet for extended periods.

Strong attention to detail and time management skills.

Team player with a positive, professional attitude.

Reliable transportation and ability to work a flexible schedule, including weekends if required.

Flexibility to work weekends, if needed.

Ability to follow safety guidelines and property policies.

Preferred

Bilingual (English/Spanish)

Familiarity with OSHA standards and safe handling of cleaning supplies.
