Preston Ridge
Apartments to our portfolio in early January. We are interviewing experienced Property Managers who are customer‑focused and team leaders.
Ideal Candidate The ideal candidate possesses a minimum of five years of on‑site property management experience, with three years as a Property Manager on a conventional property. Desired skills include strong marketing and leasing, financial interpretation, monthly reporting, communication with ownership, and exceptional customer service. Knowledge of Entrata is a plus.
Summary The Property Manager is fully accountable for all property operations, coordinating employees, activities, and resources to achieve objectives set by the Regional Vice President, ownership group, and Fogelman Properties. Objectives include maximizing occupancy levels and property values.
Essential Duties And Responsibilities Conduct all business in accordance with company policies, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant laws.
Financial
Assist the RVP in formulation of budgets for each upcoming calendar year.
Stay within established budget guidelines, escalating anomalies or exceptions.
Review monthly financial statements and prepare owner reports.
Ensure rents are collected, posted, and deposited timely.
Perform evictions and utility cut‑offs as required on delinquent rents.
Maintain positive vendor relationships for accurate invoicing, work scheduling, and certificates of insurance.
Approve and submit all invoices to corporate office for processing.
Approve property expenditures.
Personnel
Recruit, hire, train, and supervise on‑site property staff to achieve operational goals.
Develop new employee orientation, review and approve timesheets, instruct staff on policies, and conduct performance evaluations.
Work with Human Resources to coach employees toward property and company goals.
Conduct ongoing training (e.g., leasing paperwork, workplace safety).
Administrative/Office
Ensure lease files are completed accurately and timely.
Review all lease applications and sign new move‑in leases and addendums.
Conduct property inspections with government agencies, Fogelman leadership, and property owners.
Ensure the property meets all audit and regulatory requirements.
Maintain correct office opening schedule, office condition, and model apartments.
Maintain local and state licenses.
Report all liability and property incidents through the online reporting system.
Handle special projects and reports (e.g., capital improvement, interior renovations).
Resident Relations
Build a resident‑focused culture.
Ensure employee compliance with Fair Housing laws.
Review all notices to vacate, locate problem areas, and develop process improvement plans.
Follow Fogelman policies to maintain positive resident communications, resolve complaints, and service requests.
Maintenance
Walk and inspect the entire property regularly.
Ensure service requests are assigned and completed timely.
Coordinate with maintenance staff to ensure timely turnover after move‑out.
Marketing/Leasing
Develop a property marketing plan and oversee outside marketing.
Ensure marketing reports are completed timely.
Train leasing staff to welcome and show prospective residents.
Maintain awareness of market and industry conditions and trends.
General
Weekend work may be required.
Adhere to all company policies including safety and Fair Housing.
Less than 5% overnight travel may be required.
Other job duties as assigned.
Qualifications And Skills
Five years of on‑site property management experience.
Three years as a property manager.
Background in supervision and successful track record.
Preferred certifications: CAM, RAM, or CPM.
Proficient with property management platforms (Yardi, Entrata, Yieldstar, CRM).
Excellent verbal and written communication, relationship building, and customer service.
Lease‑up or new construction experience with proven results preferred.
Valid driver’s license and automobile insurance may be required.
Environmental and Physical Demands
Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
Frequently lift less than 20 lbs; occasionally lift over 20 lbs.
Strong finger dexterity.
Strong sensory skills: good eyesight, hearing; ability to comprehend, speak, write, and communicate.
Work in variety of indoor and outdoor conditions; moderate noise level.
Possible exposure to caustics, solvents, oils, fumes, flammables, pesticides.
