Qualifications Requires high school diploma or equivalent or three to four years of experience and a valid driver's license.

Major Functions and Purpose This job reports to the appropriate Maintenance Supervisor with responsibility for conducting repairs and maintenance on housing units. The job repairs, troubleshoots, and installs household fixtures and appliances, and paints interiors and exteriors. The job requires knowledge of home repair techniques and basic carpentry and plumbing skills. Job holder works independently when performing day‑to‑day maintenance activities, following general policies of the housing authority and work specified on work orders. Meets with supervisor weekly to receive new assignments. Adapts procedures to varying repair tasks. Makes all choices regarding repairs and installation. Error impact is typically minor and usually identified by job holder during the course of work. Interacts with housing authority staff members to discuss repairs.

Essential Job Functions

Performs plumbing repairs by troubleshooting and unclogging drains, sinks, and installing PVC pipe and replacing facets and traps.

Replaces fixtures by installing and adjusting doors, jambs, windows, locks, knobs, cabinets, and vanities.

Installs appliances such as kitchen ranges, refrigerators, and air‑conditioning units. May troubleshoot problems and conduct minor repairs on these units.

Prepares for work by gathering work orders and obtaining supplies and cleaning work site.

Conducts preventive maintenance on units by checking fixtures, texturing and painting walls, and installing flooring.

Replaces switches, outlets, GFI, and light fixtures.

Performs other related duties such as replacing sheet rock, replacing siding, writing estimates and reports.

Performs all other related duties as assigned by supervisor.

Knowledge, Skills and Abilities Requires knowledge of carpentry, plumbing, and the ability to use hand tools to conduct home repairs. Requires knowledge of household appliances and fixtures including light and electrical, heating and air conditioning units. Requires the ability to take accurate measurements of materials and use pipe and glass cutters, skill saws, power hand tools, ohms tester, drills, propane torches, and pumps. Requires the use of safety equipment including goggles and boots. References used include equipment manuals and material lists.

Work Environment Works primarily in housing units with additional work in a plant/warehouse and outdoor setting. Requires heavy lifting and bending on a regular basis. Limited exposure to cleaning chemicals, acids, and extreme weather.
