We are recruiting friendly, self‑motivated individuals with positive attitudes and a drive to succeed to join our growing company as a Maintenance Technician for the Garden View Senior community.
Description The Maintenance Technician is responsible for performing repairs, troubleshooting, and conducting preventive maintenance of all apartment equipment, including appliances, elementary electrical systems, and plumbing. The role maintains and improves the operating condition, quality, and integrity of all building systems and appearances, using own tools.
Essential Duties And Responsibilities
Perform repairs, troubleshoot systems, and complete preventive maintenance; adhere to standardized diagnostic approaches.
Possess knowledge and tools to perform on‑site basic repairs on HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and other equipment.
Be available for emergency maintenance calls 24 hours a day as scheduled.
Assist in training groundskeepers and entry‑level maintenance technicians.
Troubleshoot all property systems and oversee repairs.
Conduct maintenance‑related inspections, including building and alarm systems, and prepare for regulatory agency inspections.
Perform preventive maintenance such as winterizing facilities, inspecting HVAC systems, maintaining pool equipment and chemical balance, and turning off lights/HVAC in vacant units.
Inspect vacant units, ensure turnovers are completed, and paint as needed.
Inspect subcontracted service providers and document work and product quality.
Walk grounds and common interior areas daily, removing litter and debris from lawns, beds, parking areas, sidewalks, ramps, and indoor spaces.
Remove snow and ice from sidewalks, walkways, steps, and driveways.
Attend and complete required training.
Complete repairs as directed.
Perform administrative duties: record maintenance requests, respond according to procedures, use proper forms, and maintain parts inventory.
Move heavy equipment safely using proper equipment.
Ensure the property meets all applicable Affordable Housing program requirements (HUD, USDA, RD, LIHTC, HOME, etc.).
Perform other duties as assigned.
Education and Work Experience Requirements
Two (2) years of maintenance experience required, or equivalent combination of education and work experience.
College degree preferred.
HVAC and/or EPA certification preferred.
Previous multifamily experience preferred.
Certified Pool Operator (CPO) certification preferred.
