Land Development Project Manager The Land Development Project Manager will be responsible for the delivery and pre‑positioning of data center real estate needed to build out cloud infrastructure. This person will be a key party responsible for coordination across the Land Acquisition, Engineering and Design, Utility, Fiber, Environmental, and Construction Teams and other key parties (both internal and external) to ensure an end‑to‑end coordinated delivery for datacenter development. The Land Development Project Manager will be a key player in the strategy, development, execution, and site development of our projects.

Specific Job Task Land development and permitting strategy development and execution; stakeholder engagement; utility connection/construction/development agreements, integrated project planning; contract and budget management; liaison with authorities having jurisdiction (AHJs); tracking and completing deliverables in accordance with development schedule.

Roles and Responsibilities The Land Development Manager is part of a team of land use, planning and development experts but works across the greater organization to drive an effective, fast, and efficient development process to eliminate gaps between teams and ensure delivery of datacenter build projects. They will be responsible for driving appropriate cross‑team delivery in review, due diligence, design, and entitlement/permitting phases of projects to allow for the construction and delivery of our critical infrastructure. This will entail establishing the appropriate delivery teams and possessing the commercial and practical experience to take on development challenges across numerous projects and drive effective development practices to achieve business targets.

Skills and Qualifications

Have specific knowledge of land use planning and development to include due diligence processes and contracting, A/E design processes, zoning, permitting, utility delivery, full entitlement, etc.

Have project management and stakeholder engagement experience.

Have general knowledge and experience with a broad variety of construction means and methods.

Be fluent in business English.

Work comfortably with ambiguity in a fast‑paced environment.

Be a self‑starter, process‑minded, and collaborative.

Basic Qualifications

Bachelor's Degree in Engineering or related field.

Candidate must possess strong written and verbal communication skills.

Ability to lead cross‑functional team in strategy development and execution for large‑scale development projects.

Additional Experience Required

5 years minimum direct experience in Land Development or consulting work in Land Development.

5 years minimum experience in project management, working on projects engaging directly with municipalities, AHJ's and utility districts to drive appropriate resolutions to development.

5 years minimum direct working experience with the core Microsoft products (Outlook, Excel, PowerPoint, Word, SharePoint)

5 years of combined working experience in the land development, design, permitting and construction industries

Ideally Will Also Have

Direct data center development experience.

Experience in working through zoning, land use and permitting in multiple markets

Salary Range Location A: $97,000 - $132,000

Location B: $106,000 - $145,000

Location C: $116,000 - $158,000
