The Maintenance Technician II is responsible for responding to and repairing property issues identified by our residents throughout the branch city market. This is a full‑time position and reports directly to the Maintenance Lead, Supervisor, or Manager.
Responsibilities
Review the calendar each day for assigned work orders to be completed.
Gather all repair information and ensure all appropriate supplies are available.
Schedule daily tasks and communicate with residents on expected arrival times.
Complete all requested property maintenance within Main Street Renewal service level agreement (SLA) turn‑around times and scope which includes property walks, plumbing, electrical, mechanical, HVAC, carpentry repairs and external repairs to asset.
Close out work orders timely while at the home prior to next appointment.
Communicate with the Austin Support Center and Maintenance Lead and/or Supervisor regarding status and completion of repairs.
Document all completed work by taking before and after photos.
Track supplies and tool usage for restocking and servicing.
Perform rekeying of properties and other specific repair and/or securing work directly in the pursuit of successful property condition management.
Conduct pre‑move in audits/repairs prior to a new move in.
Provide exceptional customer service to MS Renewal residents.
Assist and provide resources to peers as needed.
Maintain and understand fundamental knowledge of the business.
Learn all aspects of the Maintenance Technician position and continue to grow and develop to the next level within the company.
Perform other duties as assigned.
Qualifications
HS Diploma or GED.
2‑3 years of prior maintenance experience, minimum 1 year in maintenance with single‑family or multi‑family property management company.
Basic knowledge of building and property management codes.
Knowledge of HVAC, electrical, plumbing, carpentry, lock key and general household repairs.
One or more HVAC, plumbing, electrical certification preferred.
Good communication and written skills.
Great organizational and customer service/satisfaction philosophy.
Must have a current and valid driver’s license as you will be operating a company vehicle.
Be at least 21 years old.
Must be able to multi‑task in a fast‑paced work environment.
Basic knowledge of technology but the ability to learn, adapt and grow.
Basic level knowledge of plumbing, electrical and carpentry work with expectation of development and growth; if certified in one trade, the ability to perform work internally utilizing knowledge of systems.
Typical Workdays Monday through Friday. Occasional evening and weekend work may be required as job duties demand.
