Property Manager – Affordable Housing
Location: New York | Salary: $65,000 - $85,000
About the firm:
This firm is a vertically integrated New York-based real estate development, construction, and property management company with a strong focus on affordable, mixed‑income, and supportive housing. With deep expertise in government‑regulated housing and compliance‑heavy portfolios, the firm is looking for a Property Manager to join the team to:
Provide superior customer service and respond to customer inquiries.
Show apartments to prospects and supervise the building superintendent as well as all maintenance staff.
Maintain logs and reports of building maintenance and coordinate maintenance repairs with tenants and vendors.
Review the Tenant Ledger and NYCHA register on a monthly basis for any rent discrepancies.
Review the Aged Delinquency Report on a monthly basis to determine arrears and report procedures in place to reduce the arrears.
Issue written arrears notices to clients with follow‑up procedures in place.
Monitor and enforce lease violations.
Assist with Annual Recertification (NYCHA and LIHTC), conducting LIHTC and HOME recertifications and ensuring compliance with the full‑time student rule.
What you will need:
Knowledge of city agencies (NYCHA, HPD, DOB, ECB, HDC), certifications, violations, etc.
Knowledge of HUD requirements for management of project‑based Section 8 housing.
Knowledge of Rent Stabilized laws.
Certified Low Income Tax Credit Specialist (preferred).
Excellent interpersonal and communication skills for daily interaction with tenants, management supervisors, ownership, contractors, and vendors.
