Job Summary The Regional Maintenance Director provides maintenance support and is accountable for delivering on our commitments to our residents. The position coordinates and supervises the maintenance staff, and actively participates in maintaining the physical condition of the entire community while promoting resident satisfaction. In addition to being responsible for the appearance and working order of the property including structures, facilities & systems in individual apartments, exterior and common areas.

Responsibilities

Prepare all market-ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a quality product for residents.

Complete and/or assign projects/tasks in a thorough, accurate, and timely manner.

Follow up on customer service issues in a timely manner to ensure resolution.

Demonstrate knowledge and adherence to all building, county, and state standards and regulations.

Walk units and create punch lists for issue resolution with staff, construction team, and vendors.

Implement preventative maintenance schedules and procedures.

Assign tasks, supervise, and evaluate staff and vendors; walk the property daily and conduct safety inspections.

Order, store, and maintain inventory of equipment, supplies, and materials; complete resident service requests in a timely manner.

Have knowledge of various maintenance functions including plumbing, pool maintenance, air conditioning, heating, general carpentry, appliance, electrical, painting, caulking, snow removal, scheduling, and life safety issues.

Maintain grounds, pools/hot tubs, common areas, and dog parks to keep them clean and free of trash, debris, and other safety issues.

Perform on-call emergency procedures as required.

Report any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.

Schedule and perform preventative maintenance and record such activities.

Be knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.

Attend and participate in training programs as required by Cushman & Wakefield and local city and state jurisdictions.

Provide superior customer service and represent the company in a professional manner at all times.

Qualifications Education

High School Diploma, GED, Trade, Technical, or Vocational school

Experience

5+ years of related experience

2+ years of leadership experience

Competencies

Must be able to work any shift Sunday‑Saturday to support the company's business needs.

Ability to add, subtract, multiply, and divide in all units of measure, whole numbers, common fractions, and decimals.

CPO if required by city or state and EPA 608 – Minimum of Type II.

Knowledge of safe use of cleaning agents and equipment used to perform job duties.

Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.

Follow all Cushman & Wakefield safety policies and procedures.

Ability to prioritize and organize your daily work responsibilities.

Must have reliable transportation to get to work as scheduled and for on‑call emergency maintenance.

Work Environment This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regularly required to travel outside between properties in varying weather conditions.

Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time, ascend and descend staircases, ladders, and step stools, and travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. The employee must be able to travel up to 25% of the time. The employee may be required to exert up to 25 pounds occasionally, up to 50 pounds frequently, and up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.

Compensation The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role. The compensation for the position is: $119,000.00 - $140,000.00.
