Overview Scope:
A
Lead Maintenance Technician
in property management oversees a team of maintenance staff, performing complex repairs, ensuring timely completion of maintenance tasks across a property, and maintaining the overall upkeep of buildings and common areas, often including preventative maintenance schedules and coordinating with vendors for specialized repairs;they report to the property manager and are responsible for maintaining compliance with safety and building codes.
Key Responsibilities
Team Supervision/ Training
Lead and train a team of maintenance technicians, including assigning tasks, training new staff, and evaluating performance.
Work Order Management
Receive, prioritize, and assign maintenance work orders, ensuring timely completion and proper documentation.
Complex Repairs
Perform complex repairs across various systems including plumbing, electrical, HVAC, carpentry, and appliance repair, often handling issues that require advanced troubleshooting skills.
Preventative Maintenance
Develop and implement a comprehensive preventative maintenance schedule for building systems and equipment to proactively address potential issues.
Vendor Management
Coordinate with outside contractors and vendors for specialized repairs or large-scale projects, ensuring quality work and competitive pricing.
Property Inspections
Regularly inspect property units, common areas, and exterior grounds to identify maintenance needs and ensure compliance with safety standards.
Emergency Response
Respond to after-hours emergency maintenance calls and coordinate necessary repairs in urgent situations.
Budget Management
Assist the property manager in managing the maintenance budget by tracking expenses and identifying cost‑saving opportunities.
Safety Compliance
Adhere to all safety regulations and procedures while performing maintenance tasks.
Other responsibilities deemed necessary by supervisor.
Required Skills & Qualifications
Technical Expertise
Extensive knowledge of building systems including plumbing, electrical, HVAC, and basic carpentry skills.
Leadership Abilities
Proven experience supervising and motivating a team of maintenance technicians.
Problem‑Solving
Strong analytical skills to diagnose complex maintenance issues and develop effective solutions.
Communication Skills
Excellent communication to interact with residents, staff, vendors, and property managers regarding maintenance requests and updates.
Physical Ability
Capability to perform physically demanding tasks such as lifting heavy objects, climbing ladders, and working in various weather conditions.
Relevant Work Experience
Several years of experience as a maintenance technician in a property management setting
Prior experience leading or supervising a maintenance team is preferred
Valid driver’s license and reliable transportation
GED or High School diploma or equivalent
Bilingual preferred
Proficient in Microsoft Office Suite
Physical Requirements and Work Environment
Ability to lift 50 – 100 lbs. following appropriate safety procedures.
Crawl in small and tight spaces.
Ability to detect auditory and/or visual emergency alarms.
