Job Summary
The Property Manager oversees daily operations of an RKW Residential property asset, driving occupancy, resident satisfaction, and financial performance while maintaining compliance with company standards and legal requirements. The role combines strategic leadership in leasing, budgeting, and team management with hands‑on problem‑solving for maintenance and resident relations. Success requires balancing community engagement with administrative rigor, leveraging technology for operational efficiency, and addressing climate‑specific challenges in the Southeast.
Core Responsibilities
Maximize revenue through strategic leasing, resident retention, and dynamic pricing.
Conduct regular property inspections to ensure curb appeal, maintenance compliance, and timely repairs (monitor HVAC, plumbing, etc.).
Resolve resident complaints, concerns, and maintenance requests within 24–48 hours.
Oversee in‑person and virtual leasing processes, including digital tours, online applications, and e‑signature tools.
Qualify prospects, process applications, and execute leases in compliance with Fair Housing laws and state regulations.
Implement digital marketing strategies and resident retention programs.
Prepare annual budgets focusing on expense control and mold/HVAC prevention.
Utilize RealPage/OneSite, Yardi, or similar software for rent rolls, delinquency reporting, and forecasts.
Approve vendor contracts ensuring cost‑effective solutions and compliance with weather‑resilience standards.
Train staff on DEI practices, fair leasing, and emergency preparedness.
Conduct performance reviews and foster a collaborative team environment.
Enforce company policies, safety standards, and local housing laws.
Lead emergency response efforts for weather‑related incidents and ensure OSHA compliance.
Preferred Qualifications
Bachelor's degree in Business, Real Estate, or related field.
3–4 years of residential property management experience, preferably in the Southeast.
Proficiency in RealPage/OneSite, Yardi, CRM platforms, and MS Office.
Certifications such as CAM/CPM, OSHA‑10, or LEED Green Associate (a plus).
Strong knowledge of Fair Housing, ADA, and disaster preparedness protocols.
Physical Demands
Lift up to 25 lbs.; inspect units across multiple flights of stairs.
Walk outdoor properties in heat/humidity; stand/sit for extended periods.
Work Environment
Exposure to southeastern heat, humidity, and storms; work indoor and outdoor.
Moderate noise levels from leasing office and maintenance teams.
Travel
Up to 10% travel for site audits, regional meetings, and training.
