Job Summary The Construction Project Manager position entails managing a portfolio of design and construction activities for capital projects using set goals and expectations that are provided by VUMC, governing bodies, and authorities having jurisdiction over VUMC projects. This position actively manages all aspects of the design and construction including cost, scope, quality, and overall schedule. The position is also responsible for the relationship between the Planning, Design and Construction team, its customers, and VUMC leadership and management.
Key Responsibilities
Construction Logistics
Serve as a resource to the Planning, Design and Construction team as an expert in construction management.
Provide expertise regarding construction logistics, code and state health reviews, and construction best‑practices.
Mentor and train architect and construction project managers, as needed.
Review job sites and make recommendations, as needed.
Project Management
Evaluate planning options for space use and confirm existing conditions on projects.
Assist in development of program for space needs with users.
Work with Architect Project Managers to review and develop redesign options/schematic designs to assist clients in determining program options.
Maintain communications with the VUMC community regarding project scope, budget, and schedule.
Maintain written documentation of key decisions related to project scope, budget, and schedule within departmental project management software (Kahua).
Maintain meeting minutes and coordinate owner input with architects and engineers during design and construction administration.
Construction Project Execution
Serve as project manager for construction project(s) from inception to completion.
Review architectural and engineering (A/E) contracts and complete bidding and negotiation for construction team selection.
Review construction contracts, pay requests, and invoices throughout the project.
Coordinate with architectural consultants. Oversee construction management.
Review drawings during design and coordinate user meetings.
Perform or participate in material and product/equipment evaluations and comparisons.
Review final construction documents for appropriateness to VUMC expectations, coordinate program changes or design modifications, and evaluate changes to scope and budget.
Assist coordination between the User and Purchasing Department for furniture selection and between User and IT for installation of cabling, computers, telephones, and other IT needs.
Administer and coordinate owner input during pricing and construction phase with contractors or construction managers.
Review project with Codes and State Health officials, coordinate shop drawings, equipment review, receipt and review of as-built drawings, project progress, signage package, operations start‑up, and review final completion and acceptance.
Prepare final documents for appropriateness to VUMC expectations.
