The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Supervisor works closely with the Community Manager to oversee staff and vendor activities and to ensure the property’s maintenance quality and safety.
Essential Duties & Responsibilities
Maintain and enforce a comprehensive preventative maintenance program.
Coordinate, schedule, and respond to resident and management requests and work orders.
Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions.
Manage and order maintenance supplies inventory while adhering to budget guidelines.
Maintain a well‑organized, properly stocked maintenance shop that complies with safety and OSHA standards.
Teach and promote safe work practices; maintain hazard communication programs.
Participate in unit inspections and on‑call emergency response as required.
Prepare accurate records of service requests, preventative maintenance, make‑ready status, and work in progress.
Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units.
Provide direction to maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Supervise, train, and schedule maintenance staff; check daily work progress and provide instruction.
Deliver Community Manager input on employee performance evaluations.
Promote harmony and quality job performance of staff through support and effective leadership.
Manage excellent customer service and monitor service request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Enforce community policies and procedures, delegating as appropriate.
Education & Experience
High School Diploma or Equivalent.
EPA & CPO certification required; HVAC desired.
Basic computer skills and familiarity with on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement between work sites, including confined spaces, stairs, ladders, and overhead positions.
Ability to lift and place objects of 100+ lbs, operate machinery and power tools, and work overtime, weekends, and night hours (on‑call property emergencies).
Occasional prolonged standing or sitting; exposure to outdoor weather elements and hazardous chemicals.
Compensation Salary Range: $31 per hour to $32 per hour.
