Job Summary Accomplishes project objectives by successfully planning, directing, budgeting, documenting, and executing all project activities to completion while successfully meeting the financial objectives.
Job Duties and Responsibilities
Keeps Operations Manager and Superintendent informed of all circumstances that could affect project or client. Identifies problems and communicates solutions. Promotes job site safety by adhering to all company safety policies and implementing safe work practices in the field. Holds regular job site safety meetings. Satisfies client, property management and residents.
Assists Superintendents in the development and refinement of the project schedule. Works with the Superintendents to keep the schedule properly updated and meet required dates. Meets company deadlines and schedule expectations. Delivers effective communication and coordination of projects between all disciplines or parties. Resolves disputes and conflicts related to projects and schedule.
Requires a comprehensive broad knowledge and understanding of the contract, contract drawings, specifications, addenda, subcontracts, and on‑site procedures. Analyzes, evaluates, and remains resilient to proactively reduce and resolve problems. Supervises to eliminate potential cost impacts and risks on project drawings, specifications, project documents, design deficiencies, unworkable details, quality scope of work compliance, inventory control, and potential code violations using constructability as applied to construction means, methods and materials, and the economics of cost variances interrelated to the budget.
Thoroughly understands job site conditions to complete RFIs, ASIs, change orders, addenda, photos, daily reports, as‑builts, red lines, permitting, licensing, code compliance, pay applications, liability, safety, security, quality, submittals, warranty issues, additional work authorizations, project close‑out legal documents and risk to assure an acceptable workflow and smooth‑running project through completion. Cross‑function with Superintendents, on‑site management, architects, engineers, bank consultant, to continually develop and uphold buildability and project execution.
Responsible for receiving and reviewing the subcontractor's daily reports of work complete and labor and materials employed. Creates or obtains consistent completions list from subcontractors. Performs high‑quality job walks during each phase and throughout project duration applying scope management and budget tracking techniques. Substantially minimizes owner‑created punch lists. Will go above and beyond regarding customer service to all our internal and external customers. Remains committed to the property, project, and client. Will do other duties, responsibilities and whatever it takes to get the project completed.
Manages to verify that all subcontractor has completed their contractual requirements including pre‑qualification, certificate of insurance, fully executed subcontract, schedule of values and approved safety program as condition precedent to beginning their work at the job‑site. Responsible for ensuring organized field staff, subcontractors, vendors, and suppliers stay safe, productive, avoid all work stoppages, and meet project required dates and deadlines.
Cross‑functions effectively to support quality relationships with Director of Operations, Superintendent, Project Coordinators, Senior Superintendent, Pre‑Construction and all Ganem team‑members from project start‑up through closeout by providing leadership that establishes and maintains a healthy, effective, and harmonious working relationship always and strives to promote positive project morale.
Minimum Requirements
Knowledge: Experience in project management of ground‑up new construction, occupied renovation projects preferred. 30‑hour OSHA safety training.
Skills: Requires a high degree of independent decision making and professionalism. Excellent computer skills and can effectively follow computer programs in Microsoft suite (Excel, Word, Project, Outlook), Sage, Timberline, Textura, Visio, AIA or similar programs.
Education: High school diploma or equivalent required. 4‑yr college degree preferred but not required. Desirable study concentration in construction management, architecture, engineering, building technology. LEED AP or LEED certified preferred.
Experience: 5+ years of relevant successful project management experience with a multi‑family, residential or commercial builder (must be directly related to the essential functions of this job description). Experienced in managing projects. Must have industrial experience. Experienced in scheduling, cost control, managing subcontractors, suppliers and vendors, safety, and production of all phases of multifamily residential and or commercial construction.
Work Environment & Travel Future travel may be required. Hours may be flexible as workload dictates. This may include weekdays, weekends and/or holidays. Position will generally be performed from main office in Phoenix, AZ with weekly travel to job‑site environment and in a job‑site trailer, but may require travel to city entities, client offices, potential projects, construction job‑sites, etc. Conditions and locations will vary but the conditions listed above will generally apply.
Approvals Pre‑employment background screening including previous employment, education, criminal history, and driving record.
