Description

The following statements are intended to describe the general nature and level of work being performed. They are not intended to be construed as an exhaustive list of all responsibilities, duties, and skills required of personnel so classified.

Summary Under the direct supervision of the Community Manager, the Maintenance Supervisor is responsible for overseeing all aspects of facility maintenance, renovation and repair. Organizes, monitors, and supervises facility maintenance operations; performs a variety of technical tasks relative to community maintenance. The Maintenance Supervisor has primary responsibility for the physical integrity of each community and proper maintenance and oversight. The majority of a Maintenance Supervisor’s time is involved in the scheduling of work orders, the preparation of new apartments for occupancy, and completion of on-going maintenance projects on each community.

The Maintenance Supervisor and/or Maintenance Technician are on-call for maintenance emergencies 24 hours per day, 7 days per week or as scheduled.

Reports To Community Manager

Primary Duties and Responsibilities

Providing excellent service to residents, guests, employees and contractors

Overseeing the maintenance staff for the community. Ensures all maintenance team members have proper safety training, utilize proper equipment, and adhere to policies and procedures.

Providing training to all maintenance staff members to be able to fill-in as necessary

Scheduling work orders

Maintaining the community effectively while following budget guidelines

Overseeing the completion of routine service requests within 24-hours

Completing service request records and informing the Community Manager of any resident/property maintenance issues

Developing maintenance and cleaning schedule for all areas of the community including common areas, amenities, breezeways, parking lots and entrance areas

Keeping maintenance shop in an organized and clean condition. Maintains an accurate inventory of all equipment and communicates to Community Manager when new supplies and/or equipment are needed.

Purchasing all maintenance supplies in accordance with budgeted guidelines

Adhering to all government policies including OSHA and EPA guidelines

Reviewing work with all outside contractors prior to completion

Maintaining operations and response plans for issues such as asbestos, lead, radon, and mold

All other miscellaneous duties as assigned

Requirements Minimum Qualifications

Associate degree (A. A.) or equivalent from two-year college or technical school; two years related experience and/or training; or equivalent combination of education and experience

2 years hands-on experience in the installation, maintenance, trouble shooting, and repair of building mechanical systems, including HVAC, plumbing and electrical systems

Must have basic computer skills necessary to enter and retrieve data from a computer and to program access gates and systems via the computer Required Certificates, Licenses, Registrations

EPA Certification (HVAC) Type 1, Universal preferred

City and/or State certification requirements must be met if applicable (i.e. pool operations, maintenance, electricians, etc.)

Certified Apartment Maintenance Technician (CAMT) preferred

Knowledge, Skills, and Abilities Required

Working knowledge of electric, plumbing, HVAC and basic construction

Ability to read, analyze, and interpret technical procedures, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals

Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public

Ability to solve practical problems and has the ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume

Ability to read and understand operating statements and budgets

Professional demeanor resulting from previous maintenance experience

Excellent customer service skills

Good communication and listening skills

Able to lead, manage and train others

Able to be an effective team player and interact well with others

Working Conditions Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information. Requires normal range of vision to complete work

Requires mobility (i.e. climb stairs/ladders) to access all areas of the apartment and community

Requires hearing and speech to communicate with residents, vendors, supervisors and employees on a regular basis

Will require repetitive motion of hands/wrists while using basic maintenance hand tools

Requires the ability to lift up to 50 pounds

Must be able to stand, walk and climb stairs for extended periods of time

Must be able to bend, stoop and move in such a way that is required to complete specific tasks

Must be able to work flexible hours, often beyond normal 'business hours' including weekends, when necessary
