What You’ll Do (Job Duties)

The Building Engineer II oversees maintenance and repairs of common areas within the Association, ensuring compliance with governing documents.

Manages daily building operations, ensuring adherence to HOA policies and regulatory standards.

Optimizes performance of building systems such as mechanical, electrical, fire safety, and HVAC.

Coordinates with external contractors and plans preventative maintenance.

Collaborates with the General Manager on system improvements and modifications.

Who You Are (Skills & Experience)

Minimum of 3 years of onsite high‑rise or mid‑rise building engineer experience, preferably in property management, hospitality, or commercial property management.

Familiar with the Uniform Commercial Building Code.

HOA experience is a plus.

Hands‑on electrical, plumbing, HVAC, and painting experience.

Fire system management experience.

Strong verbal and written communication.

Team player attitude.

Must be available by cell phone 24/7 for emergencies.

Certifications / Licenses

HVAC Certification.

EPA/608 License.

Fire Pump Certificate (preferred).

Fire Life Safety Director Certificate (preferred).

Valid California Driver’s License and Auto Insurance.

Compensation & Benefits $50.00 hourly plus benefits. Benefits include medical, dental, vision, pet insurance, 401(k) with company match, life and disability support, and generous paid time off (vacation hours, sick time, company‑observed holidays).

Schedule Monday‑Friday; 7:00 AM‑3:30 PM plus on‑call.
