Leisure World of Maryland Corporation (LWMC), a private, age‑restricted community located in Silver Spring, Maryland, is seeking a Carpenter (Journeyman) to work full‑time, 40 hours per week.

Position Details

Full Time: 40 hours per week, Monday–Friday 8:00 am–4:30 pm.

Pay: $27.00–$30.00 per hour, based on experience.

Essential Functions & Basic Duties

Inspect, construct, install, alter, repair, and maintain woodwork and related structures using hand and power tools.

Work with other LWMC trades and outside vendors to meet specifications, regulations, and policies.

Construct, install, alter, repair, and maintain doors, drywall, locks, countertops, shelves, fences, flooring, and other related materials.

Review building plans, specifications and inspect structures to assess material and equipment needs.

Identify required tools and special equipment for each job.

Use and maintain hand and power tools, keeping them clean and properly stored.

Verify structural trueness using plumb bob and level.

Shape or cut materials to specified measurements with hand or power tools.

Assemble and fasten materials to make frameworks, floors, and other wooden fixtures using hand tools, wood screws, nails, dowel pins, glue or power tools.

Build or repair cabinets, countertops, doors, frameworks, floors, and other related fixtures using woodworking machines, carpenters' hand tools, and power tools.

Erect scaffolding and ladders for assembling structures above ground level.

Remove damaged or defective parts or sections of structures and repair or replace using hand or power tools.

Finish surfaces of woodwork or wallboard using paint, hand tools and other materials.

Construct forms and chutes for pouring concrete.

Fill and sand cracks and other defects in plaster/plasterboard.

Occasional painting projects: clean, sand, patch holes; apply primers, paints, stains, varnishes with brushes, rollers, sprayers.

Adhere to all building codes, installation requirements, and relevant regulations.

Maintain a clean, organized, and stocked truck.

Document time spent on jobs; take pictures before and after work is completed.

Prepare invoices for each job and collect payment before leaving site unless instructed otherwise.

Maintain a daily job journal and/or log of services performed.

Communicate professionally with customers.

Ensure work orders are filled out and turned in within 24 hours of completion.

Ensure customer satisfaction upon job completion.

Be on‑call after regular business hours and on weekends on a rotational basis for emergency maintenance and repairs.

Perform work in accordance with established safety procedures.

Dispose hazardous material properly.

Mentoring Responsibility

Guide and mentor apprentices or other laborers, assisting lead carpenters when necessary.

Observe completion of simpler tasks assigned to apprentices or less experienced carpenters to ensure they gain experience.

Ensure apprentices pay close attention and learn from master carpenters.

Principal Working Relationships With property maintenance supervisor, physical properties department employees, employees dedicated to trust property management, and LWMC corporate employees.

Qualifications

Current valid driver’s license with a clean driving record.

High school graduate or GED required.

5 or more years of experience in the carpentry trade (residential or commercial).

Ability to work cooperatively with other trades.

Ability to deal with vendors, internal customers, and residents with tact, patience, and courtesy.

Ability to read and interpret blueprints and building plans/specifications.

Ability to maintain inventory.

Effective oral and written communication.

Knowledge of carpentry techniques, procedures, equipment, and terminology.

Knowledge of the qualities, adaptability, and use of various woods and materials.

Knowledge of occupational hazards and safety rules and regulations.

Ability to use the tools and equipment of the carpentry trade.

Proficiency in constructing, altering, and repairing walls, doors, countertops, furniture, cabinets, and other items per blueprints and specifications.

Physical Requirements

Enter and exit assigned work truck or van, including loading/unloading equipment and materials.

Drive, park, and obey laws and rules for safe operation of a motor vehicle.

Work while standing, sitting, and walking.

Require bending, squatting, crawling, climbing, and reaching.

Lift, carry, push, or pull medium weights up to 75 lb.

Perform activities around moving machinery, changes in temperature and humidity, dust, fumes, and gases.

Communicate effectively using speech, vision, and hearing.
