Maintenance Supervisor (Live-In)
We are looking for a skilled leader passionate about maintaining high standards in a vibrant community. As a Live‑In Maintenance Supervisor at an affordable housing multifamily residential community in the Chelsea, Manhattan area, you will oversee and perform technical and mechanical work, ensuring our buildings, grounds, and amenities shine with cleanliness, safety, and functionality.
Responsibilities
Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
Oversee the "make‑ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
Inspect the building and property daily, addressing safety issues promptly.
Perform routine preventative maintenance and respond to emergency repairs after hours.
Make budget recommendations for maintenance line items to the Community Manager.
Order and maintain inventory of building materials and supplies.
Coordinate with contractors and vendors to obtain bids for repairs and replacements.
Ensure the general upkeep of building common areas and grounds.
Perform other duties as assigned.
Compensation and Benefits
$28.50 / hour
Free renovated 2‑bedroom apartment (on‑site occupancy required)
Weekly Pay
Benefits and Paid Time Off administered by Local 32BJ union
Performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.
Qualifications
3+ years of experience in general maintenance.
Must be willing to join Local 32BJ union and live on‑site in a renovated 2‑bedroom apartment.
Schedule flexibility is required, including the ability to work weekends and respond to emergencies/on‑call rotation.
2+ years of direct supervisory experience (preferred).
Experience with Real Page One Site or similar property management software (preferred).
Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
General knowledge of Microsoft Office.
Affordable housing experience (preferred).
Ability to lift and move up to 50 lbs.
High school diploma or equivalent; trade certification preferred.
