Base pay range $32.00/hr - $37.00/hr

About the Position We are seeking a hands-on, solutions-oriented

Maintenance Supervisor

to lead the maintenance operations of a 200-unit multifamily community. This is a critical leadership role focused on delivering exceptional service, maintaining building systems and aesthetics to high standards, and ensuring safety, compliance, and operational readiness during and beyond the lease-up phase.

The Maintenance Supervisor will work directly with the Community Manager and oversee all aspects of service requests, preventative maintenance, vendor relations, staff training, and inventory control. The ideal candidate has strong technical skills, supervisory experience, and a proactive approach to maintenance and resident satisfaction.

Key Responsibilities

Daily Maintenance Operations:

Respond promptly to resident service requests and management directives.

Coordinate and execute all maintenance work, including repairs, unit turns, building systems, and preventative tasks.

Ensure community common areas, grounds, and units are kept in excellent condition through regular inspections and maintenance.

Preventative Maintenance & Safety:

Develop and manage a preventative maintenance plan for HVAC, plumbing, electrical, and mechanical systems.

Ensure OSHA compliance and promote safety practices among all maintenance personnel.

Maintain a clean, safe, and organized maintenance shop at all times.

Personnel Management:

Supervise, train, and schedule all maintenance team members.

Provide daily oversight and ensure quality control across all completed work.

Conduct performance evaluations, coaching, and corrective action when necessary in collaboration with the Community Manager.

Vendor & Inventory Control:

Source and manage relationships with third-party vendors and contractors.

Oversee bidding and pricing processes for contracted work and capital improvements.

Monitor and maintain maintenance supply inventory within budgetary constraints.

Make-Ready & Turnovers:

Ensure all vacant units are walked weekly and turned according to company standards.

Supervise and inspect all unit make-readies, ensuring deadlines and standards are met prior to leasing.

Confirm all move-ins meet compliance with utility controls and safety measures.

Resident Interaction & Emergency Response:

Provide high levels of customer service and ensure service requests are resolved within 24 hours whenever possible.

Maintain consistent communication with residents on work order status and expected resolution timelines.

Participate in emergency on-call rotation and respond to after-hours maintenance issues as needed.

Compliance & Documentation:

Maintain records of service requests, inspections, equipment maintenance, inventory, and vendor activity.

Ensure compliance with environmental standards, local building codes, and internal operational policies.

Conduct regular safety meetings and enforce adherence to company and governmental safety protocols.

Qualifications

High school diploma or GED required; technical certifications or vocational training preferred.

3+ years of multifamily property maintenance experience, including supervisory responsibilities.

Strong knowledge of mechanical, HVAC, plumbing, electrical, and general building systems.

Proven ability to lead a maintenance team and work collaboratively with property management staff.

EPA HVAC Certification designation preferred.

Excellent organizational, communication, and problem‑solving skills.

Must possess a valid driver’s license and reliable transportation.

Available for on‑call emergencies in rotation with our sister properties.

Physical Requirements

Must be able to lift and carry up to 50 pounds with or without assistance.

Able to work in indoor and outdoor environments in varying weather conditions.

Capable of climbing ladders, stooping, crawling, reaching, and working in confined spaces.

Ability to operate power tools, equipment, and machinery safely.
