Assistant Property Manager - Cornerstone
Position Summary:
The Assistant Property Manager works side-by-side with the Property Manager in overseeing day‑to‑day operations of affordable housing properties, ensuring resident satisfaction, maintaining compliance with housing regulations, and supporting the mission of Mutual Housing California to deliver equitable, high‑quality communities.
Location Cornerstone – Sacramento, CA
Compensation $18.59 – $20.59 per hour, depending on experience

Job Summary The Assistant Property Manager works side-by-side with the Property Manager in overseeing the day-to-day operation of the property, including resident satisfaction, wait‑list management, leasing, maintenance oversight, and compliance with the Property Management Operations Manual, fair housing laws, and regulatory requirements of affordable housing funders.
Responsibilities
Financial
– Assist with collection procedures, monitor bad‑debt write‑offs, prepare monthly accounting reports, review operating statements, and manage the annual operating budget.
Physical
– Coordinate the maintenance department, conduct interior and exterior inspections, monitor preventative maintenance schedules, and report deferred maintenance issues.
Administrative
– Maintain accurate record keeping (resident files, marketing information, maintenance records, purchasing, inspections, budgeting), process required forms, and handle resident relations and incident reporting.
Marketing
– Prepare weekly rental reports, market survey reports, maintain resident selection criteria, and develop advertising to maintain high occupancy.
Qualifications
High School Diploma
Working knowledge of local and federal housing laws, including Fair Housing and Landlord/Tenant laws
Experience managing affordable housing developments (HUD, LIHTC, Rural Housing, Tax‑Exempt Bond properties)
Exposure to community organizing, services, and programs
Strong communication, collaboration, and customer focus
Proficiency with Microsoft Office and Yardi software (preferred)
Associate’s degree in Business Administration, Real Estate, or related field (preferred)
Certified Property Manager or similar certification (preferred)
Valid driver’s license and reliable vehicle (required)
Preferred Qualifications
Associate’s degree or higher in related field
Certified Property Manager or similar certification
Experience with Yardi software
Second language fluency in the Sacramento region
Leadership, initiative, efficiency, coachability, resident focus, and teamwork
