SUMMARY
The Senior Loan Documentation Specialist is responsible for preparing loan documentation for highly complex loans in accordance with the loan approval. The specialist ensures that all documents requested comply with company policy, that the document request package and/or executed document package are complete to minimize the risk of loss to the company, and that the timely disposition and control of legal documentation, collateral and documentation records are maintained in a manner that complies with policy and minimizes loss.
The specialist reviews loan document requests for completeness and accuracy to prevent costly revisions and negative customer impact. The correct types of documents are prepared in accordance with loan approval and the approval level complies with the credit authority matrix. Borrower/guarantor entity documents match the approved credit risk document, and loan terms and conditions are captured properly to clearly communicate the customer's obligation to the Company. Collateral is perfected in accordance with credit approval collateral requirements, and the specialist prepares escrow and title closing instructions, coordinates with title and escrow companies, reviews preliminary title reports, escrow documents, and UCC pre-searches, and obtains and follows up on post-closing supporting documents.
Compliance with established Company policies and procedures, and knowledge of state and federal regulations such as Regulation Z, Regulation B, Home Mortgage Disclosure Act, Real Estate Settlement Procedures Act, Fair Credit Reporting Act, Bank Secrecy Act and USA PATRIOT Act, Anti-Money Laundering, and Community Reinvestment Act is mandatory.
REQUIREDDUTIES
Reviews loan document requests for completeness, spelling, and grammatical accuracy.
Ensures the correct types of documents are prepared in accordance with loan approval and the approval level.
Ensures borrower/guarantor entity documents match the approved credit risk document.
Reviews loan terms and conditions to ensure they are properly captured in the document.
Ensures collateral is perfected in accordance with credit approval collateral requirements.
Prepares escrow and title closing instructions.
Coordinates with title companies and escrow companies to ensure timely real estate transaction closing.
Reviews preliminary title reports, escrow documents, and UCC pre-searches for outstanding taxes, liens, or judgments.
Monitors compliance with state and federal laws and the Company’s lending policies for highly complex loans.
Obtains and follows up on post-closing supporting documents.
Performs credit and public record information searches.
Assists, trains, and reviews the work of less experienced loan documentation specialists.
Maintains updated information in tracking systems to ensure accurate status communication.
Prepares moderately to highly complex complete loan documents and ensures timely completion of all requests.
Provides backup and assistance to the department as needed.

MINIMUM REQUIREMENTS
High School Diploma or 10+ years of related experience; Bachelor’s degree preferred.
Experience in loan servicing and preparation of commercial, consumer, SBA, trade finance, and real estate loan documentation.
Proficient understanding of all required documents for borrowing entities and ability to assess legal coverage.
Proficiency with D+H LaserPro Documentation preparation software.
Experience with Fiserv loan accounting system is a plus.
Knowledge of commercial, consumer, SBA, trade finance, and real estate loan documentation requirements.
Intermediate computer skills, including word processing, typing, and spreadsheet software.
Intermediate math skills to calculate interest, commissions, and percentages.
Exceptional verbal, written, and interpersonal communication skills.
Ability to handle complex problems with multiple variables.
Ability to work independently without supervision.
PAY & BENEFITS Salary: $52,000 – $76,000 per year, based on experience, education, skills, and abilities. May be eligible for bonus, stock, commissions, and incentives at the Company’s discretion.
