Job Description Summary This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing renewal contracts.

Essential Responsibilities

Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks, and preparing lease and move‑in packages.

Inspects apartments prior to move‑in, ensuring they are ready and schedules maintenance for any outstanding items.

Stays informed about market and competitor conditions, developing short‑ and long‑term marketing plans to sustain occupancy and following community concession policies.

Designs and executes marketing activities, including resident referral and employer outreach, internet marketing (Craigslist, Facebook, e‑mail), and community‑specific plans.

Uses on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident data, and capture demographic information.

Ensures show units meet company standards, inspecting corridors, merchandising, and preparing the leasing office for daily activities.

Follows up with prospects and new residents to ensure satisfaction through email, thank‑you notes, cards, or calls.

Supports the lease renewal program by preparing renewal letters, contacting residents before move‑out, and ensuring timely signature.

Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and conveying requests appropriately.

Required Licenses or Certifications

All licenses and/or certifications required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work outside and inside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, and manipulate weights of up to 25 lbs independently and 50 lbs with assistance.

Rare or regular travel may be required to assist other properties, attend training, or business meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

Hourly Range $19.00 - $21.00 per hour

Additional Compensation

Corporate positions may qualify for a quarterly or annual bonus program based on individual and company performance.

On‑site property positions may qualify for weekly, monthly, and/or quarterly bonus programs.
