We are seeking a Leasing Professional to coordinate the community’s marketing, leasing, and renewal strategies and achieve occupancy, revenue, and resident retention goals.
Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Responsibilities
Perform sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring a smooth move‑in and signing.
Inspect apartments before move‑in to ensure they are in move‑in ready condition and coordinate any needed maintenance with the team.
Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans; and follow community policies related to concessions and specials.
Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, etc.), and other community‑specific plans.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record activity, and manage resident and prospect data.
Maintain show‑quality standards by inspecting corridors and units, communicating maintenance needs, merchandising show units, and ensuring a physically appealing leasing office for daily activity.
Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or phone calls.
Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time.
Respond promptly and courteously to resident and client/owner concerns and questions and take action to resolve problems or document requests to the appropriate individual(s).
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.
Possible travel to assist other properties, attend training, meetings, or other job duties.
Work flexible schedule, including call‑in evenings, weekends, and holidays.
Additional Compensation Many factors influence pay, including business requirements, prior experience, current skills, and geographic location.
Corporate Positions: Eligible for quarterly/annual bonus based on performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
