JLL Facility Maintenance Technician – Life Sciences Facility – JLL
What this job involves: The Facility Maintenance Technician performs preventive and corrective maintenance on critical life sciences facility systems, ensuring optimal operational performance, regulatory compliance, and safety standards. This role requires technical knowledge of Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations and other disciplines to support mission‑critical research and manufacturing operations within a highly regulated environment. You will be responsible for maintaining facility equipment including HVAC systems, laboratory equipment, clean utilities, and facility infrastructure while ensuring compliance with FDA, EPA, OSHA, and other relevant regulatory requirements.
What your day-to-day will look like:
Maintain, troubleshoot, and repair facility equipment including HVAC systems, laboratory equipment, clean utilities (purified water, compressed air), and facility infrastructure
Perform scheduled preventive maintenance on Mechanical, Plumbing, Fire, Life Safety, and Control systems to maintain applicable standards
Monitor and maintain environmental control systems including temperature, humidity, air pressure differentials, and air quality parameters essential for life sciences operations
Execute corrective maintenance and repairs to minimize downtime while ensuring work is accomplished with minimum disruption to client operations
Manage facility services including preventative maintenance, purchasing and inventory control, contracted maintenance, and general maintenance activities
Provide 24/7 on‑call support for critical system failures and emergency situations, coordinating with operations teams to minimize impact on production schedules
Review monthly client service request summaries to pinpoint and correct recurrent operational problems
Required Qualifications:
High school diploma, GED, or equivalent required; completion of vocational/trade program or associate degree in mechanical, electrical, or related technical field preferred
Minimum 3+ years of similar facility maintenance experience, preferably within pharmaceutical, biotechnology, or other regulated life sciences environments
Demonstrated technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) with multi‑skilled capabilities in other disciplines
EPA Universal CFC certification required (or obtained within 90 days of employment)
Experience with computerized maintenance management systems (CMMS) and work order management
Proficiency in HVAC systems, electrical systems, plumbing, and mechanical equipment maintenance
Current driver’s license and ability to pass background check and drug screening required for life sciences facility access
Preferred Qualifications:
OSHA 10‑hour or 30‑hour safety training
Additional certifications in relevant trades (electrical, HVAC, etc.)
Knowledge of clean utilities systems including purified water and compressed air systems
Working knowledge of computer applications including Word and Excel
Experience working in FDA‑regulated environments with Good Manufacturing Practice (GMP) guidelines
Ability to lift up to 50 pounds, work in confined spaces, and navigate facility infrastructure including crawl spaces and elevated areas
Location: On-site – Westborough, MA
Salary/Compensation: Competitive compensation commensurate with experience, including comprehensive health benefits, retirement planning options, and professional development opportunities.
Estimated compensation for this position: 72,650.00 – 80,000.00 USD per year. This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
