Property Supervisor

The Property Supervisor is a key leadership role responsible for overseeing multiple affordable and permanent supportive housing (PSH) communities across Los Angeles, Orange, and San Bernardino Counties. This position leads and supports Property Managers and on-site teams who serve residents experiencing homelessness or at risk of losing housing. This role ensures properties remain safe, well-maintained, compliant, and resident-focused—meeting all city, regulatory, and funding source requirements. It requires someone deeply experienced in affordable housing operations, compliance, recertifications, and working with highly vulnerable populations. Beyond traditional property management, this role functions as the operational glue—connecting property management, resident services, case management teams, and funders to ensure stable, successful housing outcomes. Operational priorities Preparing for a large-scale relocation of residents into new Permanent Supportive Housing (PSH) units in Q1. Managing the full lease-up of a 120-unit PSH property, with stabilization targeted for early Q2 through 2026. Supporting the launch of two additional properties coming online by end of Q4 / early next Q1. Team structure
Will oversee up to 8 team members (starting with ~2): Property Manager Assistant Manager Maintenance Technician Porter, etc. Serves as the connector across site teams, services teams, and funders—ensuring coordination, communication, and problem solving. Required Experience
Must-have qualifications: Extensive experience handling the recertification process within affordable or supportive housing. Direct experience working with chronically homeless and highly vulnerable residents, especially individuals transitioning directly from the streets. Deep understanding of: Intensive case management Incident response protocols De-escalation procedures Emergency scenarios Ability to provide real examples of past on-site interventions or crisis management with this population. Must be patient, empathetic, flexible, and able to navigate complex resident and team dynamics. Key Responsibilities
Manage large-scale lease-ups and support stabilization efforts. Facilitate and oversee the full recertification process. Supervise and coach Property Managers and on-site teams with bi-weekly check-ins. Maintain compliance with affordable housing regulations, funding agreements, and fair housing laws. Coordinate daily operations between property management and case management/service partners. Lead regular team meetings and distribute follow-up action items. Serve as a liaison between site teams, program staff, case managers, and funders. Support teams in addressing resident issues, including: Violations Crises or emergency responses Conflict resolution Ensure units, buildings, and grounds meet safety, cleanliness, and regulatory standards. Oversee rent collection, move-ins/outs, unit turns, inspections, and maintenance coordination. Maintain accurate and detailed property files, incident reports, and resident documentation. Support referral outreach and ensure units remain fully occupied. Benefits
